The DFW multifamily market is on fire! In fact, the Dallas-Fort Worth metro area outperformed all other U.S. cities from 2010 through 2019, with a total of 136,800 apartment units built. It doesn’t look ike this construction boom will stop anytime soon. Residents continue to absorb new DFW supply, creating more of a demand than ever before. A recent Hoyt Advisory Study commissioned by the National Apartment Association and the National Multifamily Housing Council concluded that “multifamily demand is robust enough in DFW to justify the creation of 19,000 apartments every year just to keep up with anticipated demand”. This demand for housing is not only in the city of Dallas, but also the popular North Texas suburbs like Allen, Mckinney, Plano and Frisco.
While there is much to celebrate when it comes to the DFW multifamily sector, the market does present its own set of unique challenges. For one, affordability is growing concern. Dallas, which is known for its relatively cheap cost of living, is becoming more expensive as a result of the population boom. It’s also no secret that the increasing construction costs and labor shortages are a major problem both locally and nationally.
So how can we continue to attract residents and companies but continue to keep prices down? How are developers and city officials working together to make this happen? Which markets are poised for growth in 2020? Which are oversaturated?
