Bruce Percelay

Bruce A. Percelay is chairman and founder of The Mount Vernon Company, a real estate investment firm considered among the leading apartment landlords in Massachusetts. The company has grown over the past 30 years to include approximately 1,600 apartments, 5 hotels, as well as select commercial and vacation properties. The company received the Community Excellence Award from the Rental Housing Association of the Greater Boston Real Estate Board, the Paragon Award for Industry excellence by the National Apartment Association, Best Landlord in Boston by Boston Magazine and Best Places to Work in Boston by the Boston Business Journal. Percelay created the Allston Green District, an eleven building assemblage which was the largest new construction project in Allston in over half a century. The three centerpiece buildings in the Green District set a new standard for environmentally sensitive living and have won over nine awards for their forward- thinking sustainable design. Percelay began his career in advertising and helped manage the marketing efforts for Parker Brother's Games, Keds Sneakers, and Converse Athletic Shoes. He is also credited with the development of the idea for Sunkist Orange Soda, the most successful new soft drink launch in the history of the industry. Combining his marketing savvy with his real estate experience, Percelay next authored the top selling business book, Packaging Your Home for Profit, published by Little Brown and Company. The success of the book prompted appearances on CNN, Good Morning America and over 50 newspapers and magazines around the country. Percelay pioneered the concept of marketing and staging homes for sale and has used the theories in his book to build The Mount Vernon Company to where it is today. Percelay has recently created a boutique hotel division of The Mount Vernon Company including 21 Broad, rated by Conde Nast as the top new boutique hotel in the world. The hotels are strategically located in resort communities including: Nantucket, Newport, Portsmouth, New Hampshire and Camden, Maine as well as a 200- room hotel in Boston. Extremely active in support of the communities in which he lives, Percelay was the driving force behind the construction of Nantucket's new whaling museum, the most significant new building on the island in the last 100 years and is chairman of the $120 million capital campaign for the new Nantucket hospital. He is also a Presidents Council Board Member of Massachusetts General Hospital. Percelay was the chairman of the Massachusetts chapter of the Make-A-Wish Foundation, helping it to become the most successful in the country, and chairman of Habitat for Humanity in Boston where he launched the largest urban project ever built in America during his tenure. Percelay is the publisher of N Magazine, a publication he co-founded 15 years ago. The magazine is the leading publication of its kind on the island, has won national awards for its quality and boasts the highest income demographic of any seasonal magazine in America In recognition of his significant service to his community, Percelay was the recipient of the Ten Outstanding Leaders award from the Boston Chamber of Commerce, as one of Boston’s top leaders in The Boston Globe’s Leaders of Boston book and received the Outstanding Achievement Award from YouthBuild Boston. Percelay received a special commendation by former Senator John Kerry for his contributions to Boston which appear in the permanent archives of the United States Congressional Record and was recently honored by the Children’s Advocacy Center for his support of children’s issues. Percelay currently serves on the board of the Rappaport Institute at the Kennedy School of Government at Harvard University and is honorary chairman of the Nantucket Cottage Hospital capital campaign. Bruce shares his time between Nantucket and Boston with his wife Elisabeth and two sons William and Charlie. He is an avid boater, tennis player, and is a collector of vintage automobiles.

Mr. Manning is one of the two original founders of Boston Capital Corporation, which was formed in 1974. From its beginning, Boston Capital’s goal was to focus on providing equity investment capital for the development of apartment properties throughout the country. Under Mr. Manning’s leadership as CEO for the past 43 years, Boston Capital has grown into one of the largest owners/investors in apartment properties in the United States. Through a number of affiliated partnerships, Boston Capital’s present portfolio is comprised of approximately 1,855 properties with an original development cost in excess of $18.7 billion. These properties are located in 49 states, the Virgin Islands and Guam, both of which are U.S. territories. As CEO of Boston Capital, Mr. Manning continues to oversee the company’s business development goals. Capitalizing on its core competencies of tax credit investment underwriting, those business development goals include an expansion of investment capital for market rate real estate investment as well as providing mortgage financing for a limited and exclusive number of property acquisitions. Mr. Manning is a recognized leader in the housing and real estate industries, and has served on the boards of a number of national housing organizations and governmental commissions. In 1997, President Clinton appointed Mr. Manning to the President’s Export Council, a board comprised primarily of Fortune 500 CEOs that advised the President on government policies and programs that affect U.S. trade performance. He was also a Presidential appointee to the President’s Advisory Committee on the Arts. Mr. Manning serves on the boards of numerous organizations and charities including The Alliance for Business Leadership, the American Ireland Fund and the John F. Kennedy Presidential Library Foundation, where he is Chairman of the Distinguished Visitors Program. Alex Moulle-Berteaux is the Chief Operating Officer for Starry, Inc., a Boston- and New York-based technology company focused on re-imagining and revolutionizing how consumers connect to the internet by developing an eco-system of products designed to make broadband access simple and affordable. At Starry, Alex is responsible for overseeing the business performance and operations, network deployment and maintenance, product deployment, customer care, sales and marketing. Prior to joining Starry, Alex served as Chief Commercial Officer (CCO) for Aereo, Inc., the groundbreaking online television platform. As Chief Commercial Officer, Alex oversaw the company’s marketing initiatives, customer care, distribution partnerships and product management, and played a critical role in helping develop Aereo’s overall business and its nationwide expansion efforts. Before joining Aereo, Alex served as Global Head of Marketing and Public Relations for Rockstar Games, the leading development and publishing label of publicly-traded Take Two Interactive, maker of blockbuster video game franchises Grand Theft Auto, Red Dead Redemption, Max Payne, Midnight Club and the investigation game LA Noire. At Rockstar Games, he led the game launch efforts for the company, including the record breaking 2008 launch of Grand Theft Auto IV, heralded as the biggest entertainment launch in history. Prior to Rockstar Games, Alex served on the management team of Media Arts Lab/ Chiat Day, Apple’s marketing agency out of Los Angeles and London. While there, he led the day-to-day management of the global marketing campaigns for the Apple account across products including the Mac, iPod and iTunes, Apple TV, and the launch of the iPhone. Prior to joining Media Arts Lab, Alex worked in various New York- based advertising agencies on a wide variety of global brands. Alex was born and raised in Paris, France before he moved to the United States in junior high school. Prior to founding KIG, Mr. Krebs was a Partner at Normandy Real Estate Partners, responsible for opening and overseeing Normandy's Boston office. During his 10 years at Normandy, Krebs built a $2 billion dollar office and residential portfolio with notable projects including the foreclosure, repositioning, and sale of the John Hancock Building (now 200 Clarendon), the acquisition and repositioning 99 Summer Street in downtown Boston, assembling and permitting Center 128 in Needham, a 2 million square foot mixed project which included the development of Trip Advisors Global HQ, and the permitting, design and development of Troy Boston, a 378-unit residential project in Boston’s South End, co-developed with Gerding Edlen. Mr. Krebs began his career in New York holding positions with global investment management firms UBS and JP Morgan. While at JP Morgan, Mr. Krebs held the title of Senior Vice President and team leader, responsible for more than $4 billion in real estate investment and development on the East Coast. At UBS, Krebs was an Assistant Vice President, investing more than $500 million in equity into real estate for pension funds and foreign investors. Mr. Krebs is a graduate from Providence College and has a MBA in Finance from Fordham University.

Mark Barer brings more than 20 years of experience in acquisitions, design, construction, permitting, marketing, and financing to a broad range of complex mixed-use urban developments for Twining Properties. He currently serves as Senior Vice-President of Development and is actively working the Mass + Main development in Central Square, Cambridge. In addition, Mark is responsible for directing acquisition activities for the Twining portfolio in Greater Boston. Before joining Twining Properties, Mark served as Vice-President at Berkeley Investments where he directed development activities and served as asset manager for their Seaport Portfolio in downtown Boston. Mark was responsible for the creation and execution of Berkeley’s Seaport portfolio business plan, which included all development and management aspects for 360,000 SF of retail, office and residential properties. In this role, Mark directed the repositioning of Berkeley’s retail holdings in the Fort Point District, managing the sell-out of an AIA award-winning multi-family building, and securing four high-end restaurants within the District. Mark also worked closely with the local community to ensure the historic preservation and continuity of the neighborhood, while securing affordable live/work space for local artists. Prior to his position at Berkeley, Mark served as Senior Project Manager at Cathartes Private Investments where he directed the development of 700 new residential units and nearly 1,000,000 SF of commercial property exceeding $350M in construction in the Northeast Region. This included permitting for a 400-unit mixed-use transit-oriented master plan in Jersey City and leading Canyon-Johnson’s initial Urban Fund Boston development. Prior to entering the real estate development industry, Mark worked as an architect on urban mixed-use projects in Denver and Telluride, Colorado. He received his BA from University of Wisconsin, MArch from University of California, Berkeley, and MSRED from Columbia University in New York. Mark is also an active member of ULI and NAIOP.

Rodger Brown, Managing Director for Real Estate Development, holds 30 years of experience producing affordable housing and has been a part of the POAH organization since 2004. During his tenure at the organization he has participated in the growth of POAH’s portfolio to 9,000 units. He is responsible for overseeing the activities of all real estate development staff, managing resource allocation, department budgets, establishing strategic initiatives and providing direction on the most complex real estate transactions including active neighborhood transformation initiatives in Boston, Chicago and Washington, D.C. creating and preserving over 2500 of affordable housing. He directed the award winning, $42 million transformation of the United Front Homes into the Temple Landing neighborhood in downtown New Bedford. This innovative project involved the complete reconstruction of 5 new city blocks and public infrastructure while incorporating substantial rehabilitation and new construction of 173 units of affordable housing and a community center into a new neighborhood. He also led the team responsible for structuring and executing one of the largest single transactions in the history of MassHousing, the acquisition and rehabilitation of the 841 Boston/Cape Cod/Hudson portfolio. This $290 million transaction involved 6 properties, financed utilizing privately placed tax exempt bonds, 4% low income housing tax credits and Massachusetts State Low Income Housing tax credits. Brown has also directed POAH projects in several new geographies, including Washington, D.C., Maryland, Illinois and most notably Florida where he coordinated the acquisition and rehabilitation of a troubled 825 unit, 5 property portfolio and is working with local officials to develop public policies which promote the preservation of affordable housing. Prior to joining POAH, Mr. Brown operated a real estate consultancy providing project structuring and development consulting services to a range of for-profit, non-profit and governmental entities. Rodger is active in the Urban Land Institute Affordable and Workforce Housing Product Council, the National Housing & Rehabilitation Association, he is a trustee of the Boston Architectural College and a member of the Zoning Board of Appeal in Sherborn, Massachusetts. He is a graduate of Boston College and held a two year HUD fellowship at the Massachusetts Institute of Technology Department of Urban Planning.

Boston's CRE market is thriving to say the least, and multifamily developments are on the forefront of the conversation. Areas like Beacon Hill, Back Bay, Jamaica Plain, and the Seaport are continuing to grow. However with high demands comes high construction costs.
