U+I And Colony Begin 250K SF Office Pipeline Rollout With Donnybrook House Launch

A six-storey refurbished office block in Donnybrook village has been officially launched ahead of its practical completion in early September.

Donnybrook House — a former AIB branch — was bought by U+I and its joint venture partner Colony Capital for €9M in 2014.

Designed by Henry J Lyons, the reconfigured building has 45K SF of office space over four floors, as well as a 4K SF restaurant, a 2K SF café, 18K SF of gym facilities and underground parking.

U+I Director of Joint Ventures Eoin Condren said the building is part of “an expanding pipeline of projects” the company has in Dublin, which is one of its three strategic geographies, the others being London and Manchester. “We look forward to continuing to grow and develop our presence in the Dublin market,” he said.

The company’s director of delivery, Mark Richardson, said recently that U+I has a pipeline of around 250K SF of office space under development in Dublin.

Joint agents CBRE and Colliers are quoting €45/SF for Donnybrook House and said they are open to leasing the space on a single or multi-let basis.

“The floors have been completed with exposed ceilings which would appeal to the TMT (technology, media and telecom) sector,” Colliers surveyor Ciarán O’Connor said. “However, we would be open to any sector occupying the building."

U+I has recently started work on the refurbishment of Ballymoss House in Sandyford, which will be rebranded as The Hive and deliver over 73K SF of office space.
