Galleria Office Towers Nearing Completion Of Major Renovations

The team behind the Galleria Office Towers, owned by CBRE Global Investors and leased by the pros in CBRE's Dallas office, is awaiting the completion of $20M in capital improvements. It's a major refresh for the three buildings, which total 1.4M SF, and includes a first for North America.

A notable update is the innovative new parking system that includes license plate recognition technology, providing easy in-and-out access, the first of its kind to be implemented in an office building in North America. Also installed during the revamp are overhead LED lights, which facilitate garage traffic flows by alerting drivers to open spots on each row, similar to the on-site parking system at DFW Airport.

Additionally, each building boasts new tenant lounges (above) with a wine bar, a coffee bar and collaborative co-working space, as well as a spacious outdoor rooftop terrace and multiple conference centers that can function as private event space. These range from eight-person boardrooms to a training room that can accommodate 150 people. CBRE Global Investors also overhauled and expanded the fitness center (below), nearly doubling its footprint. The lobbies, common corridors, restrooms and elevator cabs were also refreshed.

The Galleria Office Towers amenity package offered in concert with 5-Star Service Worldwide, gives tenants access to concierge services, like conference center booking, meeting planning, assistance securing tickets to local events, corporate or personal travel and dining reservations, catering and vendor coordination, tenant socials and philanthropic events, among others.

The three Class-A office buildings are on the corner of the Dallas North Tollway and LBJ Freeway, 15 minutes from Plano, Frisco and Uptown, and directly connected to the Westin Galleria Hotel and Galleria Mall.
