Proposed Office Buildings In And Around Dallas' CBD

Cranes fill the Dallas skyline, but several massive projects are still on the drawing board. A handful of existing projects have additional phases proposed with varying levels of mystery surrounding the final plans. Here are five in and around Dallas’ central business district broken down with the help of CoStar

The Spire in Dallas

The Spire

Spire Realty Group’s proposed tower at 400 Avenue of the Arts will have mixed-use elements anchored by office within the Spire master planned district. WDG designed the 21-story building, which will have 390K SF of office and 19K SF of retail within Spire Realty’s 12-acre site at the corner of Ross Avenue and Routh Street in the Arts District. The proposed master plan includes three office and retail buildings, a parking garage, a hotel and a park, retail and a multifamily mixed-use project.

Victory Park Phase 1 and 2

When Hillwood released preliminary plans for this 8.5-acre site in 2015, it was partly to lure corporate relocations to the central business district. This 2M SF tower at 2525 Victory Ave. with 26 floors would be Class-A office space with 78K SF floor plates and 4/1,000 parking ratios. Hillwood’s 350K SF office building at 2601 Victory Ave. was the first building within the urban office campus. Estein manages two offices within Victory Park, One Victory Park at 2323 Victory Ave. and Victory Plaza at 3030 and 3090 Olive St.

Two Arts Plaza

The accompaniment to Billingsley Co.’s One Arts Plaza will be a 12-story, 290K SF mixed-use development. The office and retail project at 1900 Routh St. will include a one-acre park and a full-service restaurant and café. Morrison Seifert Murphy designed this proposed building. One Arts Plaza combines 486K SF of residential, office and retail space and delivered in 2007.

2012 North Field St. 

Hillwood Urban’s proposed 1M SF tower will rival some of the tallest buildings in the Dallas skyline. Ross Perot Jr.’s real estate firm picked up headlines after hiring London architect Foster + Partners to design a 70-story skyscraper on just under two acres across Woodall Rodgers Freeway from the Perot Museum of Nature and Science. Foster + Partners' project list includes London’s The Gherkin, New York’s Hearst Tower and London’s SkyCycle. Hillwood recently cleared the former Bank of America site for future construction. 

Tower 27 

Prescott Group purchased 5.5 acres adjacent to the Mansion on Turtle Creek in 2014 and got to work planning a 15-story, 375K SF mixed-use development. Prescott is renovating the site at 2727 Turtle Creek Blvd. by tearing down an eight-story office from the 1980s and repurposing a six-story office from the 1950s.
