    The Story Behind CityLine’s Retail Lineup

    KDC’s mammoth 186-acre CityLine mixed-use development in Richardson is slated to open this fall and we got a first look at the tenant mix of the 81k SF CityLine Market, which may well be the project’s retail cornerstone.

    CityLine is at the southeast corner of Hwy 75 and the President George Bush Turnpike and CityLine Market (at the entrance of CityLine at East Renner and Plano roads). Anchored by Whole Foods, CityLine Market (rendered here) will cover 11.3 acres with retail, dining, luxury and other services. Other parts of CityLine will have food and service offerings, but CityLine Market will serve as the cornerstone of the essential retail and dining to the massive mixed-use development. Whole Foods’ 40k SF store is the anchor to the project, which has just three small vacancies left. Targeted opening is spring 2016, but some restaurants may be open before year-end. Tagged as America’s healthiest grocery store, the Austin-based Whole Foods Market will offer natural and organic foods produced with a commitment to sustainable agriculture. Shoppers will be able to find a wide selection of fresh fruit to organic cleaning supplies to responsibly farmed fish, all in a fun, open atmosphere.

    Smashburger is one of 16 tenants occupying the 41k SF around Whole Foods. Despite being one of the nation’s most popular and fastest-growing burger chains, Smashburger keeps its mentality local. The menu caters to the unique tastes of Dallas consumers, featuring 44 custom-crafted burgers. The beer menu is locally sourced, and they even offer burger and local beer pairings.

    Founded in 2004, the CityLine Market location will be the first outside of its home state for the California-based restaurant that dishes up authentic Mediterranean cuisine.

    Get ready to grab Taco Diner’s signature drink—a Mambo Taxi—when you hit this Mexican restaurant’s newest site, which blends the feel of a traditional taqueria with the vibe of a classic American diner in an energetic, metropolitan urban café setting.

    CityLine will be the 20th restaurant to join the Fish City Grill family, and the 11th in DFW. The CityLine Fish City Grill will be the first to feature a new restaurant design, including updated features with artistic elements, open kitchen and oyster bar. The menu features a variety of favorites from the Atlantic, Pacific and Gulf coasts, but it’s the chalkboard of twice-daily fresh fish selections that sets Fish City Grill apart. The regional chain also has locations in Houston, San Antonio, Georgetown and Tyler as well as Oklahoma, Arkansas and Florida.

    Starting out as a local feed store on Hollywood Street in Midtown Memphis, Hollywood Feed has become a leading pet store in Texas, carrying natural and holistic pet products at affordable prices. The CityLine Market location will be the 15th store in Dallas. Other retailers and restaurants setting up shop in CityLine Market include: 18|8 Fine Men’s Salon, The Joint, Massage Envy, Pei Wei Asian Diner, Reef Point Yoga, CityLine Dental, Luxx Lash Salon and Boutique, and FedEx Office.

    Some background: CityLine is a multi-part development with many players. KDC is the master developer, but different aspects are being handled by different companies. CityLine Market (pictured is a rendering of the entire CityLine project) is the upscale shopping center that will be owned and operated by Regency Centers (a REIT that owns more than 350 shopping centers nationally; 12 in the Dallas metro area including Preston Oaks.) Several other restaurants have been announced for the overall CityLine project including Jasper’s from chef Kent Rathbun, Tom+Chee, Coal Vines and Top Pot Doughnuts.
