Allen Approves 80-Acre Mixed-Use Development

Allen City Council passed zoning Monday for Thakkar Developers’ The Avenue mixed-use project, a development designed to bring 1M SF of office, 65 single-family homes and 1,600 apartments to the North Dallas suburb.

Located at the southwest corner of State Highway 121 and Alma Road, The Avenue replaces what was previously known as Allen Sports Village, a development that initially envisioned a massive cricket stadium as its centerpiece. 

After public pushback, Thakkar Developers cut the cricket stadium from its plan, replacing it with an outdoor plaza adorned with a container park, water features and a food hall. 

The revised plan also makes room for 275K SF of retail, office and entertainment space. 

“When we made the decision to remove the multiuse stadium from our plans, we saw an opportunity to take a fresh look at creating a unique live, work and play community,” Thakkar Developers CEO Poorvesh Thakkar said. 

“Through extensive collaboration with the city of Allen and our neighbors we designed a project that will bring value to the entire Allen community.”

The Avenue development is expected to break ground by year's end, a Thakkar spokesperson told Bisnow.
