The Top 7 DFW Industrial Leases Of 2017

Dallas-Fort Worth has had a strong year in the industrial market. CoStar lists 73 industrial leases over 100K SF in 2017. But even market experts may not know just how good — some of the deals at the very top of the list went unreported because they were done quietly or under a nondisclosure agreement. 

Below are the top seven industrial leases of 2017. Each of them clocks in at over 500K SF, and there is a good chance that very few people in DFW know about them.

1. Kohler Co.: 1.3M SF 

9500 South Polk St., Dallas

Kohler Co. leased 1.3M SF from Prologis in July. The property was a build-to-suit for Kohler, which will occupy the entire Class-A industrial building. CBRE’s David Anderson, Nathan Lawrence and Krista Raymond were in charge of leasing for the landlord. Binswanger represented the tenant.

2. United Parcel Service: 1M SF

2320 East Bardin St., Arlington

UPS signed this 1M SF lease in March. The property spent seven months on the market, and UPS’ lease began in November. Exeter Property Group’s Barney Sinclair and Frank Fallon Sr. spearheaded leasing for the property.

3. Amazon distribution center: 920K SF

3350 Altamoore Drive, Lancaster

No surprises here: Amazon made it on this list when it signed a whopping 920K SF lease in August. The company occupies the whole building and started its tenancy in September. The Class-A property's massive footprint rests on both Dallas and Lancaster land, and it was on the market for 26 months prior to Amazon making its move. CBRE's David Anderson, Krista Raymond and Nathan Lawrence were the leasing representatives for the landlord.

4. Wayfair's distribution center: 874K SF lease

2820 North Interstate 35E, Lancaster

Wayfair signed an 874K SF lease in September to begin in September of next year. The lease is with Duke Realty Corp., which broke ground on the massive fulfillment center earlier this month, according to the Dallas Morning News.

5. Haier: 703K SF

2401 North Belt Line Road, Grand Prairie

Haier signed a lease for 703K SF of the 832K SF of Class-A industrial space at Crow Holdings’ Grand Prairie property on Belt Line Road. The deal was done in August and Haier will take its place on the tenant roll in May of next year. Crow Holdings’ Brad Cooper did the leasing for his company.

6. Amazon distribution center No. 2: 605K SF

944 West Sandy Lake Road, Coppell

The second Amazon lease on the list, this deal was signed in September around the same time the company was setting up shop at the Lancaster property. Clarion Partners leased the Class-A industrial space to Amazon for a year with the help of Cushman & Wakefield’s Nathan Orbin, Kurt Griffin and Adam Hammack. CBRE’s Ryan Keiser represented Amazon.

7. Lasko Products: 505K SF

1700 Meacham Blvd., Fort Worth

Lasko Products renewed its 505K SF lease under Angelo, Gordon & Co. in February. Lasko takes up the whole Class-C industrial building. No representatives were listed for the deal on either side.

  • XPO Logistics Worldwide Inc. leased 495K SF at 14900 Frye Road in Fort Worth from KTR TX I LLC. NAI Robert Lynn represented the tenant, and Prologis represented the landlord.
  • S&S Activewear leased 492K SF at 4800 North Sylvania Road in Fort Worth. Cushman & Wakefield's Mark Collins and Dean Collins represented the tenant. Lee & Associates' Trey Fricke, Reid Bassinger and Becky Thompson of Lee & Associates represented the landlord, Hunt Southwest.
  • Stonecrop Technologies leased 472K SF at 3737 West Miller Road in Garland from LIT HW1 L.P. Stream Realty represented the landlord, and CBRE represented the tenant.
