The Weitzman Group negotiated the sale of Collins Corner, an 18k SF retail center on four acres at 182-184 South Collins Road near the intersection of Highway 80. The purchaser is a Dallas-based investment group. Weitzman’s Blake Shipp and Mike Allen handled negotiations for the seller.

Stream’s Eric Crutchfield and Mackenzie Ford repped ELL Commercial Properties in a building sale totaling 23k SF at 2311 Midway Road in Carrollton. CBRE's Michael Chiocca repped the buyer.

Dalfen America Corp sold Dominion Plaza (above), a 14-story, Class-A office tower and a three-story office building in Dallas. The combined 319k SF buildings are 84% leased and include a four-level parking garage and surface parking. Notable tenants include Xerox, State Farm and Tenet Healthcare Solutions. CBRE’s John Alvarado arranged the transaction for Dalfen.

PMRG leased 12k SF as an expansion to UT Southwestern Medical Center at Tuscan Professional Building at 701 Tuscan Drive in Irving. The lease brings the two-story, 53k SF, Class-A medical office building’s occupancy to 100%. UTSW’s Stephen Lawson repped the tenant. PMRG’s Pam Perkins repped the landlord, Tuscan Medical Properties.

On behalf of Ascent Real Estate Advisors and EY Ventures, JLL will lease Rambler Park, a 14-story, Class-A office property near the Central Expressway at 7557 Rambler Road in Dallas.

PMRG will lease Ballpark Circle in Arlington on behalf of owner Lexington Realty Trust. Ballpark Circle is a 162k SF, Class-A facility in Arlington’s entertainment district.

DEVELOPMENT

Tanger Factory Outlet Centers purchased a development site in Fort Worth and broke ground on its new outlet center. Tanger has surpassed its 60% leasing threshold and has signed H&M, Gap, Tommy Hilfiger, Children's Place, Nike, Levi's, Banana Republic, Express, Guess and Restoration Hardware. It will deliver around the holiday shopping season in 2017.

Embrey Partners started construction on Domain At The Gate in Frisco—the first project to break ground inside the master planned Gate development by Invest Group Overseas. First occupancy is slated for summer 2018. A wrap project with courtyards, Domain sits on one of the highest points in The Gate, overlooking the Dallas Cowboys' HQ

FINANCING

CBRE arranged $32M of acquisition financing for the Riverbend Industrial Portfolio. CBRE worked for a JV between Augustus Investment Holdings and Taurus Investment Holdings to obtain financing through Citizens Bank. The DFW portfolio is 95% leased and consists of 15 buildings totaling 962k SF. CBRE’s Scott Lewis and Greg Greene originated and secured the financing.

Brian Gramlich of BMC Capital's Dallas office arranged a $1.5M loan for the refinance of a multi-tenant retail property in Arlington. The loan featured a 4.2% fixed rate for five years, and a 25-year amortization. The loan was arranged through one of BMC Capital's correspondent banking relationships.

Sperry Commercial Global Affiliates has its first franchise affiliate in DFW: Engvest Commercial Realty. Engvest Commercial Realty was founded by Daniel Eng as a full-service commercial real estate investment firm. He and business partner Calvin Wong will provide leasing, acquisitions, disposition and property management services under the Sperry Commercial Global Affiliates brand.
