This Week's Dallas-Fort Worth Deal Sheet

CMG Mortgage will increase its regional office in North Texas by inking an 11k SF lease in an expansion and long-term extension for Class-A office space in the DFW Freeport submarket.

The California-based company secured 3k SF adjacent to its 8k SF office on the first floor of Freeport Corporate Center (above) at 8650 Freeport Pkwy South in Irving. Bradford’s Kevin Brookmole repped the landlord, Slate Freeport Holdings. Herman Commercial Real Estate’s Steve Herman repped CMG.

EXECS

JLL promoted Traci Doane to international director in its Dallas office. Traci and 36 of her colleagues were promoted to the role across the world.

BBG promoted Marc Nassif to managing director. Marc will serve in a national capacity, working closely with BBG president Chris Roach to continue the firm's growth.

Quine & Associates promoted Michelle Le to SVP. Michelle joined the firm in 2000. She’s won top dealmaking and dollar grossing awards in 2011, 2014 and 2015.

SALES

Liberty Property Trust acquired 88 acres in Mountain Creek Business Park in Dallas. JLL EVPs Kurt Griffin and Nathan Orbin negotiated the acquisition on behalf of Liberty, which was repped internally by Mike Heise.

Disney Investment Group closed the sale of two retail properties in Hurst. Sprouts Crossing in Hurst is a Class-A grocery-anchored center totaling 61k SF and anchored by Sprouts. Wellington Place in Hurst is a 17k SF unanchored shopping center adjacent to Sprouts Crossing and was acquired by the same buyer.

Provident Realty Advisors purchased the former Del Frisco’s Double Eagle Steak House North Dallas location. E Smith's Jake Pavelka and Saadia Sheikh repped Del Frisco’s in the sale of the Spring Valley Road location, which will be occupied by Al Biernat’s in September 2017.

CBRE’s Eric Mackey, Gary Carr, John Alvarado, Jared Chua, Robert Hill and Pete Van Amburgh facilitated the sale of Airport Centre I and II, a 251k SF Class-A office asset in Bedford.

Forum Way Investments purchased a 138k SF office and warehouse property on nearly 12 acres at 1200 Forum Way St in Fort Worth. Coldwell Banker Commercial Advisors' Theron Bryant repped the seller, SkyWalker Property Partners. Holt Lunsford Commercial's Chance Olin repped the buyer.

Solender/Hall helped Dallas Services purchase a 6k SF building at 5442 La Sierra Drive in Dallas from Med Space. The building had been leased for medical use. Dallas Services will relocate its Vision Clinic and administration offices from 4242 Office Pkwy. Terms were not disclosed, but Frost Bank provided the financing.

McGuiness Dermatology leased 3k SF of medical office space at 1920 North Collins Blvd in Richardson from 1910 North Collins Medical. Koa Brokerage's Sanober Syed repped the landlord.

Victory Outreach leased 21k SF of office space at 3650 North Buckner Road in Dallas. Structure Commercial's Monika Guzman negotiated the lease.

Tote Systems leased 25k SF at 8821 Forum Way in Dallas from Knopf Family LP. Site Selection Group’s Jeff Pateman repped the tenant. Mercer’s Jeremy Mercer and Brent Landfried repped the landlord.

Qtran Corp leased 11k SF at 2220 Delante in Haltom City from CJM2 Properties. Mercer’s Brent Landfried repped the landlord.

BDM Group leased 15k SF at 1017 Santerre St in Grand Prairie from Santerre Properties. Mercer’s Corby Hodgkiss repped the tenant.

Drever Capital Management appointed CBRE to lease the 40k SF retail portion and Lincoln Property to lease the multifamily portion of the 1.5M SF at The Drever.

DEVELOPMENT

First Choice Rowlett

MYCON General Contractors completed construction of the First Choice Emergency Room (above) at 3301 Lakeview Pkwy in Rowlett. The 7k SF facility houses full diagnostic and radiology suites, such as CT scanners, ultrasound and digital X-rays.

TierPoint will expand in Allen with a new data center estimated to cost $20M. The new center will be 90k SF and include 16k SF of raised floor space. The center is expected to break ground in the coming weeks and open in spring 2017.

On behalf of Invesco, JLL will rebrand 1920 McKinney as Parkview at 1920 McKinney. The 12-story, mixed-use project has more than 141k SF of rentable office space.

FINANCING

Greysteel refinanced Little Creek Apartments in Cedar Hill on behalf of Little Creek Apts. The 20-year non-recourse hybrid loan with a 30-year amortization, provided under Freddie Mac’s Small Balance Loan program, features a fixed rate for the first 10 years with three years of interest only, followed by a floating rate period of another 10 years.
