This Week's Dallas-Fort Worth Deal Sheet

Texas Health Resources opened Texas Health Fitness Center CityLine, a neighborhood wellness center that'll provide both physical and mental health services.

The facility features the latest in exercise equipment technology, including a virtual environment that allows you to compete against other fitness center members–without the hassles of dodging traffic. The fitness center will operate alongside a behavioral health center and a family practitioner’s office.

The wellness center is the most recent addition to these smaller campuses created to give greater access to health services across the Dallas/Fort Worth area.

A national self-storage operator snapped up Denton Tap Self-Storage, an 85k SF self-storage facility in Lewisville. Marcus & Millichap’s Brandon Karr repped the seller, a private investor.

OSG USA purchased a 58k SF flex building at 1945 Walnut Hill Lane in Irving from CHM Industries. Transwestern’s Sarah LanCarte, Bill de la Chapelle, Sharon Cramer, Joseph Karmin, Justin Lerner and Robert Klinger negotiated.

Weatherford/Topco Investors sold a 34k SF industrial building at 1810 Banks Dr in Weatherford to Newton Business Park. Transwestern’s Sarah LanCarte repped the buyer.

The Shadow Apartments at 4322 Bowser Ave in Uptown and Bennett Place in east Dallas were sold to an undisclosed buyer. Henry S. Miller’s Graham Johnston and CMS Strategies’ Rick Scheurer brokered.

DEVELOPMENT

Huffman Real Estate (whose founding members are shown here) is building Legacy Medical Park III at the southeast corner of Legacy Drive and Warren Parkway in Frisco. The property will be 65k SF on five acres. Completion is slated for Q1 2017.

DCT is developing two new industrial projects: a 107k SF project in Coppell (DCT Freeport West at 1204 W Bethel Rd), slated for completion in Q3 and a 347k SF bulk distribution facility in Lewisville also set for a Q3 delivery. Two more projects are in the works, and Crow is working with DCT to identify additional sites for development.

FINANCING

Tomlin Investments secured a loan for a master planned development, Green Meadows, a 15-phase, 1,408-acre community in the North Dallas suburb of Celina.Holliday Fenoglio Fowler secured the loan from Bank of the Ozarks.HFF’s Jeremy Sain and Steven Heldenfels repped the developer in negotiations.
