Hubbard Street Group To Develop The Fields' Multifamily Component

The residential component of The Fields in Logan Square will be brought to life by a veteran of adaptive reuse. John McLinden's Hubbard Street Group will begin construction in March of The Fields Lofts, a 123-unit loft apartment development within the 1.5M SF mixed-use development, with the first move-ins expected this fall.

Hubbard Street and Merit Partners are partnering on the development, which is expected to cost $25M and include a mix of 69 studio apartments, 36 one-bedroom units and 18 two-bedroom apartments, with rents ranging from $900/month to $2,200/month. Ceiling heights will range from 14 feet to 17 feet, and McLinden said Hubbard Street will preserve as many of the former warehouse's original elements as possible. Hubbard Street is building a 3,400 SF amenity space that will include a co-working center, a chef's kitchen, a fitness room, a lounge area with fireplace and an outdoor deck. The Fields Lofts will include 94 parking spots.

McLinden left Centrum Partners in December 2016 to form Hubbard Street Group. McLinden helped redevelop the former Montgomery Ward headquarters at 500 West Superior into luxury apartments. The Fields Lofts' studio-heavy plans have the support of Alderman Milly Santiago (31st) but were heavily criticized by residents at a public meeting in August. Hubbard Street Group will set aside 10% of the new units for affordable housing, in compliance with Chicago's affordable requirements ordinance.
