Industrial's Spread Spurs Winfield's Largest Project Ever

Groundbreaking of North Avenue Commerce Center in the Village of Winfield

A Class-A spec industrial building broke ground Thursday morning in the Village of Winfield, the largest commercial development in its history.

North Avenue Commerce Center is a 266K SF project by Conor Commercial with 12 trailer parking stalls and 228 car parking spots. Conor is looking for e-commerce users, which might be drawn to its location along State Route 64 with easy access to Interstate 355 and I-390.

“The demand for industrial facilities of this scale and quality in the Central DuPage submarket by far outpaces supply, and so we are building on spec without a tenant lined up,” Conor Commercial Executive Vice President Brian Quigley said. “Our target tenants are leading national e-commerce companies expanding in the Chicagoland market.”

The rise of e-commerce demand and last-mile strategies, combined with a lack of available sites in the urban core, is spurring interest for warehouses in areas that previously were not hotbeds — and Winfield could be the next big thing. DuPage County has been growing its profile for a few years, building off its proximity to O'Hare for solid development activity and fundamentals in industrial but also for tech users, healthcare and more.

The new facility can accommodate industrial users from 60K SF and up with occupancy slated for Q4 2019. Choose DuPage was involved in recruiting the project.
