Dayton Street Partners' Infill Industrial Strategy Pays Off In Six Corners

Dayton Street Partners signed a 21K SF lease with Goodman Manufacturing at 4150 North Knox, Dayton Street's newest infill industrial development in Six Corners. Goodman, which specializes in air conditioning and heating systems, will use the space as a showroom, training center and distribution hub.

Dayton Street bought the 41K SF building in September 2015. Founder Howard Wedren said there are good opportunities for infill industrial within the city limits, in niche submarkets offering ease of access to expressways, while repurposing buildings to target smaller companies that do not need the larger footprints developers are building in the suburbs. The Knox building offers quick access to the Kennedy and Edens expressways, and Wedren said the building's access to public transportation and the dense population surrounding it were other driving factors.

This lease marks an expansion for Goodman. The company also leases space at 815 West Pershing Road in Bridgeport.
