Uptown's Latest Tenant: Self-Storage

“That's all you need in life, a little place for your stuff,” George Carlin famously said, and Uptown Charlotte’s market seems to be responding with recently announced plans for the largest self-storage facility inside of Interstate 277.

HFF will be providing construction financing for 1,080 units of Class-A, climate-controlled self-storage in Uptown Charlotte. In addition to 90K SF of self-storage rentals, the facility will include 2,150 SF of commercial space.

“The project’s convenient location and accessibility will be attractive to the increasing number of renters gravitating toward Uptown,” HFF Senior Director Brent Bowman said in a statement.

Self-storage may be facing a slowdown in other parts of the country, but in Charlotte it seems to be heating up.

“Uptown Charlotte is undergoing tremendous growth, and we are excited to develop a state-of-the-art self storage facility that will serve as an amenity to all surrounding residents and business users,” East 7th St. LLC partner William Andrews said.

The seven-story facility, on 1 acre at 969 East 7th St., will be completed in early 2019 and managed by CubeSmart.

Self-storage facilities are allowed on properties zoned for mixed-use development in the city of Charlotte, as long as there is commercial space on the ground floor. New self-storage facilities in tandem with retail include spots in University City, Freemore West, Plaza Midwood and even a self-storage/wine cellar combination in South End.
