Uptown's Newest Office Tower Includes Multilevel Retail, Dining Options

With a sleek new facade, local design touches and a modern workspace, Stream Realty Partners has given a new look to Uptown’s latest office building, 300 South Brevard.

After a $15M renovation that features an open office concept focused on natural and modern lighting, the building hardly resembles the AT&T cube farm it was for the past 20 years, company representatives said.

The 15-story, 360K SF development with 40K SF floor plates includes options for two lower-level floors of retail and dining.

A WiFi-enabled lobby features murals by Matt Hooker, Matt Moore and Tucker Sward, furniture created from a fallen tree at the historic U.S. Post Office and Courthouse on Trade Street, and seating for workers' brainstorming sessions, meetings and presentations.

“We wanted it to be connected, collaborate,” Stream Vice President Jay Coleman said. “It’s a different flavor than you normally get Uptown.”

Visitors will be greeted by a double-height lobby surrounded by retail and dining.

MPV Properties is handling the retail side of the building. Senior broker Keely Hines said the company envisions both full-service and fast-casual restaurant concepts, a coffee/tea shop, a fitness concept and other services such as a salon or a sundries amenity.

“There is amazing patio space in three different locations,” Hines said.

The new look, with 320K SF of office space, offers the same density the former AT&T offices did. With seven workers per 1K SF, and an updated design and flow, Coleman said an entire division or two can operate on a floor plate.

“Before, it was really designed to get people in, go to work and go home,” Coleman said. “The new office floor plans are designed with a more human element.”

The building offers access to LYNX Light Rail’s Third Street Station and Overstreet Mall. The parking garage holds 475 spaces; 1.9 spaces per 1,000 employees, nearly double the 1.0 per 1,000 CBD average. Several parking decks are nearby, and the building’s proximity to the southern edge of Uptown means additional parking is available in nearby South End.

The south side of Uptown provides the perfect opportunity for growth and development, Stream Vice President Bob Boykin said. “The mid-center of gravity is kind of shifting to South End and Stonewall. We are pretty well-positioned to be right in the middle of that,” he said.

“The crosshairs of Uptown have really shifted from Trade and Tryon to MLK and Tryon,” Coleman said.

Stream Realty Partners owns, leases and runs the building. It purchased 300 South Brevard in 2015 for $45.5M.
