Brookfield Repositioning 51 Sleeper St. As Three Seaport

Brookfield Properties is pushing into the Seaport with a Fort Point Channel redevelopment. 

The developer acquired 51 Sleeper St., a 152K SF office building, in 2018 and announced Thursday morning at Bisnow’s Boston Seaport Annual Conference it was repositioning the property with a new name: Three Seaport. 

“We’re really excited about this redevelopment planned for Three Seaport and to build a portfolio outside our comfort zone, which is normally steel and glass developments close to transit downtown,” Brookfield Senior Vice President of Leasing Duncan McCuaig said.

The Merge Architects-designed renovation will include a new lobby, inspired by the neighborhood’s industrial past, and a roof deck, which is subject to public approval. 

Architecture firm Bergmeyer, the United Way, the General Services Administration and the Massachusetts Department of Early Education and Care are all office tenants at Three Seaport. Hopsters Brewing Co. is a ground-floor retail tenant. Two 20K SF floors are currently available with possibly two more by 2020, according to Brookfield. 

Brookfield has a 13-property Boston portfolio totaling more than 3M SF, mainly located between downtown Boston and Cambridgeport.
