A developer has revealed plans to take an underutilized stretch of Dorchester’s waterfront and turn it into a mixed-use development. South Boston-based City Point Capital plans to demolish the MarineMax/Russo Boston marina site on the Port Norfolk peninsula and replace it with 330K SF of residential, retail and hotel space, the Boston Herald reports. Existing boat slips on the property would be renovated during construction.

City Point Capital aims to include 150 residential units, a 25-room hotel and 195 parking spaces in the development. While the site is not near an MBTA rail station, the developer filed a letter with the Boston Planning and Development Agency indicating water transportation could be incorporated into the project.
