Construction has begun on a long-awaited Theater District hotel that will bring a bit of Times Square to Boston.

Quincy-based Lee Kennedy Co. has begun site prep at 240 Tremont St. for its Moxy Hotel. Adjacent to the Wilbur Theater, the 23-story micro-hotel will feature 340 rooms, a rooftop bar and a two-story electronic billboard wrapped around its cantilevered corner at Tremont and Stuart. Moxy is a Marriott sub-brand targeting Millennial travelers with smaller, tech-savvy rooms and lobbies described as “living rooms with a bartender.”

The hotel joins several micro-hotels planned or under construction in central Boston. A 326-room Yotel will open in the Seaport this summer while a 200-room AC Hotel (another Marriott sub-brand) will open at Ink Block in the South End in Q4 2017. Dutch chain citizenM signed a deal in November 2016 to open a 260-room, 10-story hotel as part of the second phase of the 1.5M SF Hub on Causeway development at North Station

"It's a highly complex project," said Mark Rosenshein, senior vice president at Colliers International, the Moxy's local site manager. "But it's going to be an incredible addition when it activates a block that has been dead for years in the heart of the Theater District."
