A Washington, D.C.-based condominium developer is proposing a 24-story mixed-use project in Midtown called the Rhapsody.

Capital City Real Estate is slated to go before the Midtown Development Review Committee Oct. 13 to detail a proposal to build a 324-unit residential tower development at 1429 Peachtree St. The site, at the junction of Peachtree and West Peachtree streets, is sandwiched between two existing commercial buildings, including Silhouette Midtown, and across the street from Pershing Park Plaza.

Capital City's project will include ground-floor retail and restaurant space on top of a 451-parking lot deck, according to Midtown Alliance's DRC agenda. Capital City principal Scott Zimmerman didn't return calls as of press time.

Capital City has made inroads into Atlanta's multifamily and condo market in recent months. The firm is developing The Airline, a 29-unit condo project in the Old Fourth Ward neighborhood in a joint venture with the Historic District Development Corp., as well as The Indie, a 92-unit condominium building at 628 Edgewood Ave., also in the Old Fourth Ward neighborhood, according to its website.

The developer has plans to break ground next year on Midtown Medical on Ponce, a mixed-use medical office building near Ponce City Market that will include a grocery store and apartments.
