To hear the boosters tell it, this week’s passage by the Montgomery County Council of the White Flint Sector Plan is a milestone on the way to turning the area from a virtual parking lot into the next pedestrian-friendly Ballston or Bethesda.

Which may be why this picture at first glance looks like the Barnes & Noble at Woodmont and Bethesda Avenues, don't you think? County planning chief Rollin Stanley told us this morning he considers the action “extremely positive” and passed us this rendering from JBG showing the area as built for green space and walkability, and assuring a mixed-use and transit-oriented zoning mix around the Metro. Once the zoning map amendment is passed by the Council in the fall, he says, applications can be made under the new rules. And it’s not just White Flint that will benefit, Rollin says; he predicts development will create a surplus for the county, allowing other areas to share the wealth.

Speaking of Bethesda, yes, that’s what we meant yesterday when we referred to Federal Realty Investment Trust’s retail development at  Hampden and Woodmont. (We must have been imagining that Rockville was also the next Bethesda.) Here’s a current pic of the 40k, which leasing agent Stuart Biel tells us is set for delivery next month to tenants for build-out. He says it will not only be anchored by a 32k SF Equinox fitness facility but also a 5.6k SF Vapiano restaurant and a third tenant to be announced later today for 1.5k SF. Negotiations are ongoing with a tenant for the final 650 SF.

We snapped this a couple hours ago at CREW DC’s monthly luncheon at the Capital Hilton, where more than 100 members and guests gathered to hear DC government officials talk real estate: Dept. of the Environment chief of staff Nina Albert, Deputy Attorney General Susan Longstreet, Office of Planning deputy director Jennifer Steingasser, moderated by former planning director and now Arent Fox’s Ellen McCarthy. Susan said the Southwest waterfront will include a huge deck built atop Route 395, a museum, “the biggest Giant ever,” and 30% affordable housing. Nina said a total of 2800 acres are targeted for revitalization for the Anacostia Riverfront, which they hope will be swimmable and fishable within 20 years. (We might have left a zero off the number of years that'll take.)



It’s difficult enough securing a lease for a tenant in one building; that’s why it didn’t hurt to have this brain trust working on the 335K SF lease extension for law firm Wiley Rein in two buildings—1750 and 1776 K St. NW—we told you about yesterday. The first thing we asked Kelvin Harris about his new venture called “Integrated Building Information Services” (IBIS) is what the heck it is. Kelvin says it’s IT solutions at any stage of a building’s “life cycle”—facilitating, expediting and supporting a project. After starting as a division of Group Goetz Architects (where Kelvin is associate principal) a couple years ago, IBIS recently became a small business (though it still works with GGA), in part to increase brand awareness. Kelvin, joined by partners Horatio McDowney and Mary Ellen Curto, now claims top clients like NOAA and FEMA.


Astra HR inked an 11-year, 26k SF lease for its new HQ at 700 King Farm Blvd. in Rockville, repped by Studley’s Paul Schweitzer, above. ACP Mid-Atlantic’s Michael Gribbon repped the landlord, One Irvington Centre Associates. The deal follows a common trend these days: consolidation. The company will merge two offices into the new digs by May. With more size for future growth, Astra says the space will be more efficient and provide better signage. The office park sits at the intersection of I-270 and Shady Grove Rd.


Our lease expired after nearly two years at Dupont Circle, and we wouldn’t trust the move (especially of our prized ping pong table, our only capital equiment) to just anyone. Thanks to VP Jim Durfee and Senior Project Manager Willie Lowry of the great Office Movers for coming to our rescue!  


Speaking of moving, here’s GXS CEO Bob Segert and WPC Management president Derek Hendon ready to give out cake to 300 of Bob’s employees starting in a new 84k SF space on the top three floors of the Summit at Washingtonian in Gaithersburg, after moving from the old National Geographic building at 100 Edison Park Drive. Studley’s Art Greenberg, Paul Schweitzer, and Adam Shindler repped GXS while Marc Witowski of Washington Property Company reperesented the landlord. WPC purchased the seven-acre site in mid-2007 and broke ground on this first of two planned office buildings in February 2008. The 193k SF building was designed by Wisnewski Blair & Associates of Alexandria.
