The title above seemed a strong subtext of panel comments at our Bisnow Lunch & Schmooze Thursday on the topic of the state of regional development. Clearly a topic the world cares about: There was not a seat to spare in the Tower Club's biggest room. (Who knew that 160 guests would dress up and go out in the middle of July?) Thanks to sponsors HITT Construction, KGD Architects, and law firm Pillsbury, together with partners Reznick Group and Land America for helping us increase the productivity and health of the real estate community since otherwise most of them would have been out playing golf and getting heat stroke.


Well, it might have been the illustrious panelists who induced the crowd: three of them above (Kettler's Bob Kettler, Duball's Marc Dubick, and Tower Companies' Jeffrey Abramson) together with JM Zell's Jeff Zell and Jones Lang's Chris Molivadas. Zell said that even though the financial sector crisis in the country is severe, Washington is faring substantially better through this down cycle than it did in the early 90s. Kettler said that even though he thinks the market still has a ways to go down, his firm is seeing so much success in rentals now he thinks "they're having toga parties in our apartment division."


Dubick pointed out that some people make great wealth in down cycles, and predicted there'll be both "winners and losers." His own foresight in building metro-centric condos seems vindicated, as does Abramson's in building super energy-efficient buildings. Indeed, Jeffrey predicted vast industrial and cultural revolutions to respond to energy concerns, including a return to WW2-style victory gardens.

Chris, who heads up JLL's 80-person mid-Atlantic development arm, says the debt market needs to reach equilibrium; before getting debt was too easy, now it's too difficult. Currently he's putting a lot of focus on renovating the Hotel Washington into a W Hotel with HITT Construction, and also working on the Village at Valley Forge, a $1.4B, 4M SF town center outside Philly.


Kishimoto Gordon Dalaya's Eddy Rajtboriraks, Stefan Dytrt, Manoj Dalaya, Katie Shepard, Ben Kishimoto, and Chris Gordon. The Rosslyn-based architecture firm's latest claim to fame is the master planning of Tower Companies' and Lerner Enterprises' new HQ, 2000 Tower Oaks Blvd. KGD is also doing the design for the Aerospace Corporation's East Coast corporate campus and the Institute for Defense Analysis, over 360k SF of space.


HITT EVP Yogen Patel, Costello Construction's Andrea Zeitman, GGA founder Lewis Goetz, and KONE Elevators' Sean Zoll and Mike Lyon. Yogen promises a tour of the Hotel Washington site, so be on the lookout in an upcoming issue.


GeoConcepts Engineering's Amanda Sanderson, Leo A. Daly's Susan Boyd Merrrigan and Caki Diehl, GeoConcepts' Debra Hare, and HITT's Tanya Rollins.  Debra tells us GeoConcepts, which celebrates its 10th anniversary next year, is getting reading to break ground on the $350M, 170M SF Defense Information Systems Agency Headquarters at Fort Mead with Hensel Phelps Construction and RTKL Architects. 


Pillsbury's John Antonacci and RJ Davis, with JM Zell's Louis Kluger. RJ says the Pillsbury Tysons office just represented Carl M. Freeman Associates in the sale of their 3-building retail center portfolio with properties in VA and DE. If he looks well rested, it might be because he and his family just got back from Club Med in the Dominican Republic.
