JBG co-leader Mike Glosserman was candid this morning: He told 140 gathered for a Bisnow breakfast at BLT he’s "pessimistic about the short term” and “can’t think of a scenario” by which credit will loosen before the second half of ’09, if then; JBG is not expecting construction lending to improve to allow for new development in ’09 (though it’s pursuing financing for certain projects just in case). Yet he said he’d still rather be inside the Beltway than anywhere else in the world, given the government insulation, and that JBG’s actually doing the first close today on its Fund VII to start picking up properties from lenders and owners under pressure to liquidate.


Mike, right, seems as approachable and friendly as they come, and the Heisman pose in this picture is that of yours truly, the publisher, who doesn’t like appearing herein (feeling that his name on the masthead is egotistical enough). Mike said traditional lenders today are pricing at 350 basis points above Treasuries for first mortgages, and loan funds are being organized that expect to achieve leveraged rates of return of 12-13%. But he concluded that “if you can hang on,” there will be a pop eventually because DC is not overbuilt. In fact, he speculated that land prices will one day skyrocket unless height restrictions are abandoned.


Cardinal Bank DC President Kate Carr asked Mike if federal telecommuting will reduce office space demands; he said he didn’t think it would make much of a difference for the behemoth Feds.
