Now we know how Neil Armstrong felt.  We here at Bisnow apparently are the first media to set foot in Boston Properties’ “South of Market” Building One out at Reston Town Center–or what you may come to know as the lobby of Rolls Royce North America’s new digs.  On Wednesday we took a peek at the SmithGroup-designed 650k SF complex (rumored to be the largest spec office in NoVa history), delivering two of its three buildings next week (the final one coming online by Valentine’s Day). 


We snapped our tour hosts:  BP’s Meredith Konrad, Steve Morken, Pete Otteni, Frank Hyre, and Rich Ellis.  We felt like a VIP with back stage passes to something really cool -- they even fed us lunch and gave cookies for the road. (Can you tell we write through our stomach?)  

Not only is South of Market 80% committed with rents hovering in the low-to-mid $40s, but HITT is also finishing the project ahead of schedule and under budget.  Pretty impressive considering a week before pre-cast production was supposed to start, its Pennsylvania-based manufacturing plants burned to the ground.  Never fear:  HITT found another company and the hurdle didn’t affect the construction timeline.  ***Special Celebrity Gossip Note:  Over the holidays, Meredith waited on Tom Cruise and Katie Holmes (baby Suri in tow) at Meredith’s sister’s BBQ restaurant in Telluride. This is the second year the Cruise family has rented out the entire eatery—and yes, Meredith says, they look just like they do in People magazine (if you don’t know that publication, it’s the Bisnow of glossy celebrity magazines).



Pete and BP Regional head Peter Johnston show us the fourth office building in the complex, Democracy Tower designed by Duda Paine Architects out of Durham, that will get started in May and deliver Q3 '09. The 9-story 240k SF building is unique because it will sit on top of a parking structure – making it very visible as you drive out Rt. 267.  Prospective’s Joe Ritchey, who is leasing all the office space for the complex, already pre-signed The College Entrance and Examination Board for the space, leaving only 30-50k SF available.  Incidentally, the gang told us that Joe (who wasn’t around to defend himself) took a different group of brokers to the Reston Morton’s for lunch every Tuesday and Thursday for the past four months.  More impressive, he’s still thin.


We gave bonus points to the BP Bunch for walking us around on such a cold day; above the crew shivers in front of Building One’s glass exterior.  Tenants like Google, Serco, and Comscore will be hitting up the project’s new restaurants when they open this summer.  As for retail, BP can’t announce anything yet, but tells us to expect nationally known fashion and home merchants.  On the dining front, BP tells us to expect Mon Ami Gabi; Great American Restaurant Group’s newest creation, Jackson’s Mighty Fine Food and Lucky Lounge; and Counter Custom Burgers (think Five Guys on steroids).
