The Ballard Spahr Report

Mixed-used developments are booming, but their success requires a careful balancing of interests and issues like expense allocation (do condo residents share the cost of clean up in front of the movie theater?) and management structure (does the health club get to vote on whether residents must have uniform mailboxes?). Ballard Spahr expert Roger Winston has lots more examples. Read more.

The built-in bar in Kimball Office’s 11th floor showroom at 1130 Connecticut Ave got put to the test Thursday night when over 200 commercial real estate types flooded in to make merry at our latest Bisnow Hip Happy Hour.  Cheers to fantastic sponsors WorkSpaces, LLC, and Kimball Office!

Penzance Companies COO Greg Meyer, Director of Leasing Matt Pacinelli, and principal Peter Greenwald gather in one of their favorite spaces in the Penzance-owned building.  Penzance also owns the building across Connecticut—you know, the one above the Metro where the old food court used to be—and is putting in a four story Results Gym.  Another news flash: Matt is heading to San Salvador, Brazil next month to get married.

“He builds them, I lease them!”  Rappaport Companies’ project manager David Todd and leasing agent Fraser Schaufele are redeveloping Skyland Town Center in Anacostia – a rundown strip mall being converted to mixed-use with big box anchor Target.

Party hosts:  WorkSpaces’ Johnny Van Hoosier and Brandi Foster, Kimball’s Katie Cassidy, WorkSpaces Prez Tom McGuire and Rebecca Bell Nordin, Kimball’s Elizabeth Hurley and Tori Simms, WorkSpaces’ Tim Fink, and Milliken Carpet’s Adrian Massiah.   Tom told us about WorkSpaces’ latest project:  They’re supplying furniture for 380 staff at United Communications Group in Gaithersburg.

Whatever happened to white wine?  WorkSpaces Julian McMichael and Marcus Ozuna, Cassidy’s Jon Wellborn, Skanska’s Brennan McReynolds, CB’s Will Carroll and Bill Jautze.

Akridge’s Katie Burton joins the Carlyle Group’s Michael Lee, Ryan Begelman, and Zach Crowe.  Katie (formerly Gorretta) was married in DC this summer followed by a honeymoon at Aruba’s Tierra Del Sol Country Club.  Now she’s back to work and lining up Carroll Square retail deals that will fill in a vacant stretch of prime space along the F Street Corridor in East End

Kinda like Jackson Browne’s “Lawyers in Love,” we have Real Estate Romance.  Above, Tishman Speyer’s Evan Behr with new fiancé, Bisnow’s own event princess Caitlin O’Connor.  Evan popped the question on bended knee at the National Mall – the place where he and Caitlin first met.
