Jones Lang yesterday hosted 75 brokers for a beef tenderloin lunch at 1105 15th, to show off capital improvements by owner Rockrose Development over the last two years since it acquired three properties from the Marshall Coyne portfolio. Above, local Rockrose strategist Ken Houle, JLL’s Carroll Cavanagh and Holly Davis, Rockrose commercial division chief Kristin Sather and head of leasing Chip Sealy, and JLL’s Tom Golsen. In the last 18 months, with new lobby, elevator, and other “value play repositioning” (thanks to FOX and Forrester), 1105 has attracted four new full-floor tenants like BOMA and law firm Fragomen Del Ray; it’s got three more available at 15,700 SF each. Full service rents are in the low $40s compared to 50s and 70s for “A” and trophy in the area. JLL also announced a Black Finn restaurant will open at sister Rockrose property 1620 I this summer. Meantime, Tom’s still thinking of winter and hoping to get his 4 and 6 year old daughters up on skis.



We were on hand this morning at Reznick HQ in Bethesda for a crowded seminar on impressive arcana like whether the Senate stimulus bill recognizes indebtedness cancellation over four years instead of one, and what the maximum New Market Tax Credit for qualified equity investors will be raised to, not to mention the allocation methodoloy for CDE’s. Get the picture? Our friends at Reznick are even smarter than we realized. Above, Chevy Chase Bank small business banking director Bill McDevitt, Reznick founder Dave Reznick, senior business adviser Richard Greene, Reznick principal Tom Nice, CW Capital’s Dee McClure (her firm, owned by a Canadian pension fund, “is still lending with high leverage”), Metro Properties’ Jeremy Rubenstein, and Reznick’s Craig Birmingham. The one thing someone mentioned that we understood: Tom bakes mean Cajun.


We went to the Ritz Carlton ballroom last night for a, yes, dog party! No, it was not the gilded age of the 90s or a toast to Leona Helmsley. It was a fundraiser for the wonderful Washington Humane Society. Equinox co-owner Ellen Kassoff Gray conceived the event, which had 40 human partcipants the first year, now it’s up to 400. Top pastry chefs ringed the room with treats for humans and their furry companions. Here, Marcus & Millichap’s Ari Firoozabadi and wife April with beloved Molly Jones Firoozabadi (a Rabbit Beagle).


Transwestern’s Robert Osinoff, borrowing Bisnow dog Jinxy, was there because he’s a big fan of Todd and Ellen. That’s also the reason Robert was at their restaurant the other night when, out of the blue, Michelle Obama and her mom walked in (and an hour and a half later her husband). When he’s not dining with the First Family, Robert’s busy repping Texas law firm Locke Lord Bissell & Liddell


Although the Bisnow media empire is known for its vast wealth and munificence, it recently came to our attention that we had failed to provide our employees with, ahem, water. To make amends, we have now provided a breathtaking array of amenities, including running water and tea bags. Clearly this is an enterprise that has transitioned from start up to major corporation. Above, barely able to contain their excitement at perhaps the high point of the year: Sales Director Aram Taghavi, Director of Administration Lance Kasarov, and Director of Event Planning and Programming Megan McShane. Yes, there used to be a bike parked there, but such things must make way for progress.
