You're not official until the brokers come eat on the premises and hold a raffle, and that's what 160 of them did yesterday for lunch at new NOMA landmark 77 K Street, NE.  Since our journalistic enterprise is basically an excuse to eat, we were of course on hand.


ING Clarion's Marc deLuca and Brookfield's Paul Schulman, representing the co-owners of the 11-floor 326k SF office Class A, flank CB's Andy Felber, who won a trip to the Pro Bowl in Hawaii. Take a good look at Andy while he's here; he tells us he had a cousin who vacationed there and never left. 


Cassidy's Zeke Dodson, right, is leading leasing efforts with colleagues Kim Quirante and Jonathan Wellborn. Here Zeke and deLuca debate whether they should take their lunch hour to work out in the cool tenant-only fitness facility, or go eat. (We'll leave you in suspense as to what they decided.) Zeke says he's already used it a few times, confirming that the water cooler and plasma screens all properly function. ("Zeke's" name, perhaps you know, comes from the admirable physique he had in high school—true story—and, for the record, still possesses.)


CB's Bruce Pascal reaches for the red meat—luckily the parting gift yesterday was a Timex sport watch with heart rate monitor. The building broke ground in November '06 and delivered this August; Davis Carter Scott designed it, and Davis Construction handled the hammers and nails. 77 K has 16k feet of ground floor retail and is on the lookout for a bank, caf?, and a sort of "Good Stuff Eatery." It's got a two-story lobby, rootop deck with "awesome view" of the Capitol, and ample parking. Associations and non-profits are a particular target.


Bryant Mitchell of Bryant Mitchell Realty and Leroy Battle of Cassidy: "The little guy and the big guy" as Bryant says. Bryant adds that now is the time to make good deals, "because the economy stinks and buyers need to compromise. It is inevitable."


77K wasn't the only party with a view yesterday: We held a happy hour for about 350 readers on the sprawling rooftop of the Jefferson luxury apartments overlooking the ballpark district (and Capitol on the other side). The party, in the lovely evening air last night, was courtesy of Capital Riverfront BID and developer JPI, which is developing four residential buildings and 1500 units in the neighborhood.
