AKRIDGE IS BUFF!
Sponsor Update: ING Clarion is taking two properties to market: Metro Park (1.1m SF in Springfield) through Eastdil Secured; and Grosvenor (237-unit multi-family in N. Bethesda) through Transwestern. Word on the street: They're forming a second partnership with Kettler to own the 399-unit Gramercy at MetroPark in Pentagon City.
The elbow grease flowed freely as a hale ‘n’ hearty crew from Akridge worked up a sweat at their Buff and Scrub at Jefferson Junior High School. They’re also hard at work on a trio of big-time projects: Burnham Place, 2.5m SF of mixed-use on the north side of Union Station; 100 V St., almost 3m SF of build-to-suit on Buzzard Point next to Fort McNair; and a 200-acre site at the junction of Dulles Greenway and Loudoun County Parkway.
But why stop there? Akridge President Matt Klein and property management head Kathy Barnes tell us $70m from the Akridge Office Fund I is already hard at work, and they’re itching to spend another $50m on “metro-centric” projects. Oh, and Fund II is in the works.
Look at that tile gleam! Tommy “Techie” Russo and mar-comm maven Mary Margaret Hiller pose in front of their handiwork, begging the question, Do all IT guys prefer madras to solids? We swooned when Tommy said the school was using 75 percent less energy for heating and electricity in the cafeteria and hallways.
Back at HQ, leasing leader Brian Connolly, Kathy (pretty in pink) and development director Tom Wilbur say impishly they all “drink the Kool-Aid” when it comes to Team Akridge. They’re definitely quenching DC’s thirst for space: Brian says their properties have 98.8 percent occupancy. Kathy adds that award-winning customer service doesn’t hurt, either. (They’ve won the BOMA/CEL National Property Management Award seven times since ’99.)

What else is in the works?
- 700 Sixth Street: Cadwalader has already leased 91k SF of the 300k SF LEED-certified building to deliver in '09.
- 5220 Wisconsin Avenue: They're expected to break ground next year on the only DC building endorsed by the Sierra Club.
- The Mills Building: Akridge usually manages only buildings they own, but they’re leasing and managing 165k SF at 1700 Penn Ave. (Hey, that's our Bisnow building!)
- Falls Church Gateway: This mixed-use redevelopment (with a green roof) could go as early as '08.
