Come April, Caterpillar Logistics will occupy 77k SF at Centergate at Gratigny in Hialeah. This is the fourth lease Flagler Asset Solutions Group, a division of Flagler Real Estate Services, has secured since assuming the role of asset manager in 2010.
Flagler’s Wayne Schuchts and Ed Lyden repped the landlord in the deal while Jones Lang LaSalle’s Steve Medwin and Dave Barry repped the tenant. Wayne tells us the building, which was built for a single tenant that moved to Illinois, was vacant when owner Barclays hired Flagler. Barclays took possession of the 1M SF property in the Airport North/Hialeah submarket after it went into foreclosure. Other tenants signed last year include Carnival Cruise Lines, Miami International Freight Solutions, and Electronic Transaction Consultants Corp. The 46-acre property, now about 40% occupied, has 27 acres of available land that can accommodate an additional 650k SF of development. (And between Caterpillar and Carnival, think of all the cool figurines you could request.)




Looking for optimism in the Miami office market? Glance at 1450 Brickell. The property’s leasing agents, Blanca Commercial Real Estate’s Tere Blanca and Danet Linares, tell us that after a two- to three-year period that saw many tenants on the sidelines, 2010 brought 230k SF of leasing deals to the 35-story, 582k SF Class-A building in the Brickell Financial District submarket.

Danet and Tere flank Miami Downtown Development Authority’s Neisen Kasdin. Danet attributes the leasing success to the presence of blue chip tenants that served as magnets for other tenants. Tere says that the leasing activity represents a solid mix of major corporate tenants and mid-sized entrepreneurial firms.




You’ve heard of green office buildings and homes but a green furniture store? City Furniture recently opened a 94k SF store in Boca Raton that the company is saying is the first of its kind in South Florida. The company is seeking LEED certification for the building, which will serve as a showroom for both City Furniture and Ashley Furniture HomeStore. Exterior green features include high-performing, low-emitting glass that lets in light without excess heat, bike racks, and preferred parking for fuel-efficient vehicles. The store was built by Stiles Construction and designed by West Palm Beach-based architectural firm Garcia Stromberg.

Interior green features include a feature wall with cherry wood Hitchcock paneling made from reclaimed wood, high-performing low-emitting glass with shades that operate automatically to conserve energy, and recyclable Amtico flooring. The store’s environmental features are expected to use 42% less water for interior needs and 78% less for landscape irrigation. (Though our dad's recliner is a green marvel, having never been thrown away despite many protestations, we're told bringing it to the showroom will not earn them more LEED points.)



The Crexent Business Centers

Not since the Odd Couple has being messy been in vogue. The Crexent Business Centers is promoting its Class-A executive suites with a contest called “In Search of the Messiest Home Office” that will grant the winner one free year of office space. To enter, participants must submit photos or videos of their messy home offices by March 31. Entries are open for public vote. Second prize is an office for 50% off the published yearly rate and third prize is a Platinum Virtual office package. The Crexent Business Centers has nine locations in Florida: Davie, Ft. Lauderdale, Jupiter, Miami, Naples, Stuart, Jacksonville, Wellington (above) and West Palm.
