THE DEAL SHEET

Schlumberger signed a 12-year, 105k SF lease at 1200 Enclave Pkwy. That bumps the property’s occupancy to 80%, a big leap from 18% occupancy when Piedmont purchased it in Spring 2011. (Although, that 18% did enjoy having plenty of extra room for play at that time.)

The office will be the Schlumberger’s Houston financial hub. Colvill Office Properties’ Chip Colvill and Ronnie Martin represented landlord Piedmont Office Realty Trust and Studley’s Mark Russell and Steve Biegel repped the tenant. Piedmont also owns nearby 1430 Enclave Pkwy and an adjacent 5-acre land parcel available for development.
PEOPLE
Jesse Carrillo

Hines’ Jesse Carrillo was promoted to SVP/CIO and its Steve Dolman was named SVP. Jesse has been with the company since 1994, and Steve first joined in 1991 as a property manager in its Three First National Plaza tower in Chicago. He has also worked with the firm in Brazil and Mexico.

Community Development Strategies also announced numerous promotions: Lawrence Dean was named VP, Brenda Persons was named senior project director, and Josh Wadley was promoted to project director.

Cathy Young joined Moody Rambin as a tenant rep transaction advisor. 

SALES

The Law Offices of Jed Silverman purchased two buildings totaling 6,567 SF and 28k SF of land at 737 East 12 ½ Street. Moody Rambin’s Christopher Dray represented seller Immanuel Lutheran Church.

North Loop Storage LP purchased Southern Consolidated Storage at 1440 North Loop. The 67k SF property has 490 units. Grubb & Ellis’ Steve Mellon represented seller Comerica and Marc Granoff repped the buyer.

An undisclosed buyer purchased 5.4 acres at the southeast corner of FM 2218 and Reading Road in Rosenberg. The site will be developed into an 80-unit, gated senior living project. NewQuest’s Ryan Sweeney represented both buyer and seller.

Steak-N-Shake purchased 1 acre in Pearland Town Center. NewQuest Properties’ Heather Nguyen and Rebecca Le repped the seller and UCR Moody Rambin PAGE’s Steve Mahood represented the buyer.

Zinc Texas Real Estate purchased an 18k SF building at 11010 Wallisville Road. JLL’s Ryan Fuselier represented seller Covalence Specialty Adhevisires and NAI Houston’s Chris Kugle and John Ferruzzo repped the buyer.

Cabot Properties purchased a 111k SF multi-tenant dock high distribution building at 8017 Pinemont. NAI Houston’s John Ferruzzo, Chris Caudill, Joel Michael, and Jon Michael repped seller Hempstead O'Connell and Proterra’s Dan Lawson represented the buyer.

Dyer Holdings purchased a 15-acre tract in Conroe Industrial Park and commenced construction on a 65k SF office/warehouse facility. NAI Houston’s John Ferruzzo, Chris Kugle, and Dustin Gillioz represented the buyer on both the land purchase from City of Conroe and construction contract with the developer KDW.

Nguyen and Sons Investment Fund purchased 7.6 acres at Ella Boulevard and Richey Road from MS Holding Co. NAI Houston’s Brian Kaplan and Joel English repped the buyer and Caldwell Cos’ Keith Edwards repped the seller.

An undisclosed buyer purchased Magnolia Plaza, a 13k SF retail property in Magnolia. It was listed at $1.7M. Marcus & Millichap’s James Bell represented the seller.

Weekley Homes purchased two buildings totaling 32k SF on 2.5 acres at 1702 & 1710 Hillendahl. The buildings will be demolished and the property redeveloped into 20-plus single-family residences.  The Finial Group’s Neil Martin represented the seller.

LEASES

Kay Bar leased 10k SF at 1234 N. Post Oak. NAI Houston’s Chris Kugle and John Ferruzzo repped the tenant and Insite’s Clay Reichenbach repped landlord East Group Properties.

Molina Healthcare of Texas expanded by 13k SF at 15115 Park Row. Stream’s Brad Fricks and Marilyn Guion represented owner Park Ten Plaza.

Tejas Freight Forwarding renewed 11k SF at 3340 Greens Road in Prologis Park IAH Logistics Center. Stream’s Matteson Hamilton and Justin Robinson represented landlord Prologis and CresaPartners’ Perry Reese repped the tenant.

Otis Elevator Co leased 13k SF in West by Northwest Business Park. Cushman & Wakefield’s Philip Price repped the tenant and Stream’s Matteson Hamilton and Justin Robinson represented the landlord.

VariSystems US Corp leased 15k SF at 7701 West Little York. Stream’s Matteson Hamilton and Justin Robinson repped the landlord and Prudential Gary Greene’s Harry Fry represented the tenant.

Superior Floors leased 18k SF in Long Point Business Center. Stream’s Matteson Hamilton and Justin Robinson represented the landlord and Moody Rambin’s Jim Autenreith represented the tenant.

Halliburton leased 19k SF in Prologis Park IAH Logistics Center. JLL’s Richard Quarles and Mark Nicholas represented the tenant and Stream’s Matteson Hamilton and Justin Robinson repped the landlord.

DEVELOPMENT
EagleBurgmann Industries

Cadence McShane is launching construction this month on a 45k SF HQ expansion and renovation for EagleBurgmann Industries. The firm is adding four stories to the existing two-story facility and will handle interior renovations in both buildings. Look for completion in December. Rounding out the team are Freudenberg Immobilien Management, The Mathis Group, and Powers Brown Architecture.

Norfolk Tower

Moody Rambin was retained by Real Estate Investment Advisor as property management and leasing agent for Norfolk Tower. The 11-story, 207k SF Class-B building has 41k SF available. Charlene Eggers will oversee management and Terri Torregrossa and Griff Jaggard will handle leasing.
