Talk about refreshing: Nestlé Waters North America leased 312k SF at the Republic Distribution Center in Pasadena.

Nestle Water

The facility will be its new bottled water manufacturing operation and be fully operational in 2012. The company expects to run three manufacturing lines with 50 employees per line. Nestlé is the nation’s largest bottled water company. CBRE’s Faron Wiley and Will Hedges repped the landlord and Pat Rollins and Joseph Smith represented the tenant.

It’s All About the People

Greenspoint Investors’ Rose Hernandez was named Houston IREM’s certified property manager (CPM) of the year, and Central Management’s Robert Barton was awarded the accredited residential manager (ARM) of the year. Rose oversees a commercial portfolio of office buildings, retail shopping centers, and warehouse space. She's VP of membership for the chapter. Robert manages an eight-community multifamily portfolio across Texas as his firm’s regional portfolio manager. He's chair of the IREM Houston Young Professionals Committee.


Brook Furniture Rental leased a 43k SF space at 14900 Hempstead Hwy. Insite Realty’s Rives Nolen represented landlord EastGroup Properties and NAI Houston’s Chris Caudill and Joel Michael and Cassidy Turley BT Commercial’s David Klein represented the tenant.


General Electric leased 29k SF at 6526 Petropark. Cushman & Wakefield’s Kelley Parker, John Littman, and Coe Parker represented landlord Skypark One and CBRE’s Gray Gilbert negotiated for the tenant.

Stoneybrook Healthcare Center

A limited liability company bought Stoneybrook Healthcare Center, a 32k SF seniors housing property. Marcus & Millichap’s Rod Llanos and Doug O'Toole listed the property on behalf of the seller, a partnership, and secured and represented the buyer.


Gulf Intermodal Services purchased 10 acres close to the northwest corner of SH 225 and SH 146 in La Porte. The company will build its HQ on this site, which is close to the Port of Houston’s Barbours Cut and Bayport terminals. The company moves containers for import and export from the port for its customers.


Schuetz Container Systems bought 4.27 acres of industrial land on Underwood Road in the Bayport Industrial Park from Exxon Mobil. Cushman & Wakefield’s Kelley Parker, John Littman, and Coe Parker represented the buyer.


Florida Chemical purchased a 39k SF warehouse/distribution building at 19914 GH Circle in far northwest Houston. CBRE’s Bill Rudolf and Gray Gilbert represented the buyer and Grubb & Ellis’ John and Doug Nicholson repped the seller, PPG Architectural Finishes.


HCR ManorCare, one of the largest nursing home and posthospital-care companies in the US, is selling its real estate assets to HCP, a publicly traded REIT focused on health care, for $6.1B. HCR, which is controlled by private equity firm Carlyle Group, will lease back the real estate in order to focus on providing nursing home care. The sale was one of the largest private equity deals and one of the biggest real estate transactions in 2010. HCP is one of the nation's largest and most diversified healthcare REITs, with interests in 670 facilities including senior housing, life science, medical office, and hospital facilities. It has a market value of $10.5B. The transaction will generate enough cash to help HCR eliminate nearly all its debt.


One Briar Lake Plaza

Behringer Harvard achieved LEED certification for five properties including One City Centre, One and Two Eldridge Place, and One Briar Lake Plaza (pictured), prominent Class-A office properties in Houston. Each of these office properties has achieved LEED EB O&M Gold. The Houston properties total 1.6M SF and each achieved significant reductions in water usage. In addition to these certs, Three Eldridge earned LEED C&S Gold, and Westway One earned LEED C&S Silver.


In January, McCarthy Construction will start work on a railroad grade separation structure for FM 1960 in Liberty County. The project consists of realigning 1.4 miles of existing roadway and constructing a grade separation over an existing railroad, eliminating the need for automobile traffic to pass over a railroad crossing. The project is scheduled for completion in April 2012.
