Another one hits the dirt: Construction of Energy Center Three, Trammell Crow and PrinREI’s latest venture, begins late this month.
Energy Center I
The Class-AA 20-story tower will be at the SWC of I-10 and North Eldridge Pkwy in the Energy Corridor. (Above, Energy Center One.) It will be 546k SF and is aiming for LEED C&S Gold. Kirksey handled design and Balfour Beatty was selected as GC. Other team members include Haynes Whaley, Wylie Consulting Engineers, Walter P Moore, and TBG partners.
Bisnow (Writer2) Jumbo


Jo Drake Keim joined Partner Engineering and Science as a project manager. She has been in the industry for 17 years and was previously with URS Corp.


Mayer Brown promoted Gerami Granello to partner. His practice focuses on Houston real estate.


DCT Industrial Trust purchased 9701 and 9708 SH 225 in an off-market transaction from Meritex Enterprises. The properties total 313k SF near the Port of Houston and are rail-served.


Multi-Employer Property Trust (MEPT) purchased Parkway Village, a 134k SF grocery-anchored center at the corner of Eldridge Parkway and Briar Forest Drive. It is 96% leased. HFF brokered the deal.


Satsuma Plaza

An undisclosed buyer purchased Satsuma Plaza, a 15k SF shopping center at 12637 FM 529 Rd. Coldwell Banker’s Mark McGinley repped the seller, a Houston bank.


1705163 Alberta Ltd purchased a 27k SF industrial building at 20221 Carriage Point Dr. TNRG’s Steve Adkisson repped the buyer and TNRG’s Robert McGee and Mike Spears repped the seller, ES Hardy Park.


Standard Interests purchased an 11k SF industrial building at 521 Chestnut Business Park Dr in Tomball. Butera Poperties’ Jack Butera repped the buyer and TNRG’s Pat Wolford and Thomas Leger repped the seller, Albers Properties.


6215 Richmond

Ocean Waves Products purchased a 24k SF showroom/warehouse at 6215 Richmond. CRC Real Estate’s Richard Glass repped seller Sasitorn Investments and AA Realty Co’s Gina Li repped the buyer.


The Phoenix Global Fund Investments (in JV with an Israeli insurance company) acquired a 49% interest in 22 shopping centers in Houston, Dallas, and San Antonio. Investcorp International will retain 51% interest in the portfolio, which is 92.5% occupied. Thirteen of the assets (totaling 1.5M SF) are in Houston.


Drive Time Car Sales purchased a 51k SF warehouse at 6335 Southwest Fwy. Newmark Grubb Knight Frank’s Frank Onorato repped seller Moss Masa Corp and NAI Houston’s John Ferruzzo and The Retail Connection’s Stephen Tou repped the buyer.


1200 Enclave

Schlumberger leased 39k SF at 1200 Enclave Pkwy for a total of 145k SF in the facility, bringing it to 100% occupancy. Studley’s Mark Russell repped the tenant and Colvill Office Properties’ Chip Colvill, Ronnie Martin, and Michael Anderson repped landlord Piedmont Office Realty Trust.


International Paint leased a 64k SF tiltwall office/industrial facility in Westland Business Park. CBRE’s Matthew Baumann and Glynn Mireles repped the tenant, and GSL Welcome’s Adam Garrow and Toni Tate repped the landlord in-house.


Arena Place

Autimis, a subsidiary of University General Health System, expanded to 21k SF in 7324 Southwest Fwy. Boxer Property’s Brian Hines repped the landlord in-house.  



PinPoint Commercial broke ground on The Legacy at Falcon Point, an assisted living and memory care facility at Roesner and Katy Gap Roads. The two-story, 104-bed community will accommodate 44 memory care residents and 60 assisted living residents. Look for delivery in late 2013.


Medical Resort at Bay Area, a 56k SF skilled nursing facility, will open Feb. 1 at 4900 E. Sam Houston Pkwy. The $11M property is the firm’s first in Houston.

Sugar Creek Place I

Transwestern was awarded leasing for Sugar Creek Place I, a 151k SF office building in Sugar Land. TriStone Realty Management was chosen to rep the owners. Transwestern SVP Michele Ellis-Felder says the building has 90k SF of contiguous space available, rare in the submarket. She will lease the property with colleagues Bridgette Bilski and Kellie Bunyi.


15109 Heathrow Forest Pkwy
Moody Rambin was retained to manage and lease 15109 Heathrow Forest Pkwy. The two-story, 64k SF building is in Interwood Business Park. Walter Cameron will oversee management and Kurt Kistler will handle leasing.
