Equinix: Big in Japan 

 
Equinix is getting fluent in Japanese, thanks to Rosetta Stone and the start of its fourth $43M data center in Otemachi, Tokyo.

Company officials say the firm will unleash an initial 450 cabinet spaces this year with a planned 750 cabinet spaces (in the Otemachi Financial City project, above) in a city that sees 90% of all of Japan's data connectivity. (Everyone's 14-year-old son must move there.) "Tokyo is a strategic market for Equinix, as it is one of the largest data center markets worldwide and a primary gateway for traffic from the US to Asia," says Equinix's Kei Furuta.

Who needs another stinkin' picture of a boring ol' data center when we can use something more epic. For instance, this adrenaline-pumping sculpture of Herakles wrestling a bull. The reason? QTS picked up a massive 92k SF Tier III data center for an undisclosed sum in Northern California, named Herakles (check the deleted scenes of Disney's Hercules for a 10-minute sequence where he tours a data center). The 9MW facility in Sacramento expands QTS’ footprint in Cali to three wholly-owned facilities. California is receiving more customer demand for data center storage than any other region in the country.

Internap will continue to pursue Green Globes designation for its data centers in '13, says Randy Ortiz, director of data center design. (Green Globes are like the Golden Globes, with less drinking.) At 250 Williams Street, it's 40k SF data center within the American Cancer Society building in Downtown Atlanta, it achieved the designation last year for its Santa Clara facility. Green Globes is another carbon-footprint reducing designation for real estate similar to LEED, but Randy says the organization actually verifies the changes. Aside from using recycled materials for its space build-out, the company also pursues Energy Star ratings on its equipment.

VALIDATING VALIDUS

If you’re keeping count, Carter Validus Mission Critical REIT’s real estate holdings are now valued at more than $417M in more than 1.2M SF across nine states. In 2012, Carter Validus (led by CEO John Carter, far right) purchased both medical office buildings and new data centers, including a 121k SF data center in Philadelphia for $65M. Carter Validus revealed its year-end performance wrap-up in an SEC filing. Other results include:

• Purchased $143M in real estate in Q4 alone.

• Average cap rates on its portfolio: 8.9%

• Average lease length is 12.5 years and its entire portfolio is fully occupied.

CASTING LITE ON ZAYO

ZAYO Group announced through an SEC filing that it completed its acquisition of Litecast/Balticore fiber network for $22M. That buys a network of dark fiber and Ethernet-based lines in 110 buildings throughout metro Baltimore. This adds to its Greater Baltimore-DC network after its acquisitions of AboveNet and FiberGate. The firm is focused on a concentrated set of Baltimore enterprise and governmental customers, particularly within the healthcare and education segments.
