The second phase of Huffines Communities' TOD Hebron 121 Station kicked off this week on the 90-acre multifamily community in Lewisville. By summer 2014, you'll be able to walk out of of your apartment and hop on the train (preferably headed to a Mavs game at the AAC, but to work, too, if you must).

The infill TOD is served by I-35E, SH 121, and a Denton County Transit Authority rail station. In this second phase, there will be 444 apartments as well as a resort pool complex, a 14k SF clubhouse, additional open village greens, and an expansion of the lakefront boardwalk. Completion of the entire Hebron 121 Station development is projected for 2018 and will include 1,700 apartments and TOD-related commercial and retail space. Phase 1's 234 apartments opened in 2010 and are now 98% occupied. Partners include Humphreys and Partners, Graham Associates, TBG Landscape Partners, Jordan Skala Engineering, Integrity Structural, HPA Design, CF Jordan Construction, and Pinnacle Property Management.

The CBRE Dallas Private Capital Group completed the sale of the 85k SF Shiloh Square on 10 acres at 2334 W Buckingham Rd in Garland. CBRE’s Jennifer Pierson and Beth Pierson represented the special servicer for the seller. The buyer, AVG Partners, purchased the center for an undisclosed amount.



Parkside Corporate Center

Quadrant Investment Properties acquired the 98k Parkside Corporate Center in Addison. This is the first acquisition for QIP, which is a new venture formed in July. The property was purchased in a joint venture with Tug Hill Real Estate Partners. Transwestern’s Fletcher Cordell and Will Nelson will lease the project. Transwestern will also manage the project.


An undisclosed buyer purchased the 181k SF Hulen Fashion Center in Southwest Fort Worth. EDGE Realty Capital Markets’ Brandon Beeson represented the seller, a private investor.


Monarch Office Furniture expanded into almost 12k SF with a showroom at 2202 113th St in Grand Prairie. SCM Real Estate Services’ Judy Nitzinger represented the tenant. JSC Realty Services’ Alan Clark represented the owner. 


Holt Lunsford Commercial was selected to lease Freeport Crossing and Vista Point South with Mace McClatchy and Jim Brice leading the leasing efforts for both properties. The 43k SF Freeport Crossing office building is at 777 Freeport Pkwy in Coppell. The 208k SF Vista Point South is located at MacArthur Road and SH 121 in Coppell. Mace was also selected, with Joshua Barnes, to head the leasing efforts for the 137k SF Addison Tech Center at 4355 and 4505 Excel Pkwy.


SQN Realty Finance and Cornerstone Development partnered on an almost 48k SF LA Fitness build-to-suit project in Little Rock’s midtown corridor within the newly developed Super Target-anchored Park Avenue project. 


The Society of Commercial Realtors installed its 2013 officers and governors including 2013 SCR chairman Tyler Trahant; vice chairman Bill Makens; secretary/treasurer CB Team; immediate past chairman Trevor Dyck; governors David Aldrich, Colt Cantrell, Suzanne Davis-Tinsley, Gene Jolley, Huck Newberry, Mark Sullivan, and Mark Thielke. The 2012 Charles D. Tandy Commercial Realtor award was presented to KW Commercial managing director Ken Wimberly. Integra Realty Resource DFW director Donnie Sherwood earned the Dottie Pletch Extra Mile award.

Cushman & Wakefield CEO Glenn Rufrano (snapped in the firm’s NY office on Friday with senior economist Ken McCarthy just after C&W’s Q4 office webinar) says US job growth and thus office occupancy will remain flat through the year. Two industries are hiring though: Tech is boosting San Fran, San Jose, and Denver, and energy is helping out in Houston and Dallas.
