Sleep Experts Expand

Sleep Experts’ expansion plans include more than a half-dozen new Metroplex stores, including two new leases inked in Arlington and Forney, Venture Commercial partner Bryan Cornelius tells Bisnow exclusively. (Catch 22: More leases are good for the market. But in this case it means cozy workers sleeping in.)

Bryan, with Venture partner Dave Carter, left, says the new stores will be a mix of strategic relos and new infill sites. The new leases are a 5,400 SF deal at 3808 S Cooper St in the Arbrook Oaks Shopping Center, which opened in November, and a 5,336 SF at 862 E US Hwy 80 in Forney, expected to open soon. (Go easy on the second lease; it's self-conscious about being slightly smaller.) Bryan and Dave repped Sleep Experts. The Weitzman Group’s Steve Gray repped the landlord in Arlington, and United Commercial Retail Services’ Stan Lotridge repped the landlord in Forney. There’s also a 4,200 SF location that will open along with the Whole Foods in the Village on the Parkway on Belt Line in September.
With 41 locations in North Texas and eight in Austin, Bryan says Sleep Experts has penetrated the DFW market, but the Carrollton-based firm wants to fill the holes where there are median incomes of $75k and above with educated consumers. (What would be perfect is an area where everyone has back problems, but things are never that neat.) High-growth areas like Forney, Keller, and Frisco are prime spots, Bryan says. Ideal locations are 3,500 to 4,500 SF end caps with high visibility, good signage, and a presence on the road. With the resurgence of residential development, mattress sales have grown. Additionally, the end of the recession and a feeling of job security helps consumers make the purchases they were postponing.

While he doesn’t have the moving boxes out just yet, HKS chairman Ralph Hawkins has a move to the company’s new 140k SF corporate HQ on the agenda. Also on his ’13 to-do list: designing the new Minnesota Vikings stadium, a new hotel for White Lodging in Austin, and a 700-bed emergency hospital in Doha, Qatar. HKS moves into One Dallas Center, formerly Patriot Tower, at 350 N St Paul St in downtown in June. It's expanding from the 105k SF it has now at 1919 McKinney. Ralph tells us HKS designed the adaptive re-use of the '80s-era office tower. (Start by getting rid of all the hairspray and neon tights.) He said the current location didn't have adequate parking and desired amenities. At One Dallas Center, HKS will have a connected parking garage as well as access to 30 restaurants within two blocks, banks, the post office, among other merchants within walking distance. JLL repped HKS, with Todd Interests and Moriah Real Estate Co.

Bury + Partners, EVP Jim Knight sees plenty of smiles all over the State of Texas. He reports that Houston leads the country in job growth and that Austin and Dallas are gunning for positive numbers as well. The feeling is visceral in the many projects that this design and engineering consulting firm can point to within the last year: a multifamily project in Fort Worth (Hulen Place) as well as a mixed-use multifamily development in Dallas (Victory Park). Also on the table is a design of the IPL $190M waterline project for the Water Authority, in partnership with MWH. The 84” waterline will carry water through the DFW Metroplex so that communities don’t go dry. Parmenter Realty Partners’ VHA Place, Las Colinas Towers, and Two Forest Plaza adopted 300 angels for the holidays from Dallas CASA. In September, a major Dallas CASA sponsor was acquired and the charitable contributions to CASA dropped leaving 1,110 angels unadopted. CASA’s Talynn Bronner (wife of managing principal Steve Bronner) recruited the Parmenter properties to fill the final 300 needed. CREW Dallas members were honored last month for 2012 professional accomplishments and leadership. Among the finalists were Cushman & Wakefield of Texas director of operations Paula Nelson (center back among colleagues) for the Most Valuable Player Award. Paula is in her second year as the chairman of the CREW Classic (set for April). Award winners include Hall Financial Group general counsel and VP Laurie Tice Biddle, who was presented with the Outstanding Achievement Award; Bradford Commercial Real Estate’s Leigh Richter received a first-time CREW in the Community Award; Prudential Asset Resources’ Amy Stanfield was named outstanding new member; Interprise Design’s Kaye McCallum earned the Most Valuable Player Award; Jackson-Shaw’s Michele Wheeler was recognized in the individual category for Career Advancement for Women, and Jones Day and Jackson-Shaw earned the award in the company category.
