The Deal Sheet

It's a fact of life. Any time there's an obsolete industrial space in the hip Design District, it might become a brewery. Noble Rey Brewing Co inked an 8,400 SF lease at 2636 Farrington, next door to other out-of-the box businesses like a photographer, an art studio and a distillery. (Want cool photos? Matt Miller, right, repped the tenant, who stands blue-vested by his side: owner-brewer Chris Rigoulot. Matt tells us warehouses work really well for breweries, which need at least 16-foot ceilings for the equipment, heavy power and floor drains (which can be costly to install). This site has all of that, plus the added bonus of facing the Trinity Strand Trail. Chris hopes to use that exposure by painting the Noble Rey logo for all the walkers to see. Stream Realty's Jason Moser repped the owner, Stream Realty.

Stream bought the 90k SF industrial complex in 2012 and gutted it. Now, it's the only product with gated and secured artist/creative space development in the Design District. There are 20 units (19 of them have a Motor Circle address) with six still available (a chocolate-maker is looking at one), Matt tells us. The brewery should open by early 2015. So confident in his brews, Chris served his own beer at his wedding. One of the first beers to be brewed is the Steam Punk, which is a California Common style beer (aka, an Amber Ale) that can also be referred to as a Steam Lager.

NEW PROJECTS

The Dallas Cowboys and Omni Hotels & Resorts are partnering to develop an Omni hotel at the future site of the Cowboys World HQ at the northwest corner of Warren Parkway and the Dallas North Tollway in Frisco. The Omni Frisco Hotel will feature 300 guest rooms and should break ground in the spring with opening set for early 2017.

Rosewood Property Co plans to develop a 156-acre mixed-use project called Heritage Creekside near the intersection of US 75 and the President George Bush Turnpike. The project will include 1,300 apartment units, several hundred single-family townhouses and homes, as well as a retail and a corporate office campus on the west side of the property along Custer Road with up to 2.5M SF of office space. The first phase will feature the residential development as well as three restaurant sites on the east side of the property along Alma Road. The Plano property was acquired by the Hunt family more than 50 years ago. In partnership with Carbon Thompson, Rosewood's development plans have been led by Gateway Planning Group and Kimley-Horn and Associates.

Atlantic Hotel Group purchased 245k SF of land at Nebraska Furniture Mart's Grandscape at Plano Parkway and Sam Rayburn Tollway in The Colony. John T. Evans Co's Craig Johnson repped the buyer.

LSSC Properties sold a 4.85-acre land parcel at 3600 Old Settlers Rd in Flower Mound to Prospect Park. Silver Oak's Russ Webb repped the seller. Vintage Realty's Rich Muller repped the buyer.

First United Methodist Church acquired 6.5 acres of land in the southwest quadrant of Preston Road and Hickory Street in Frisco.  FUMC was represented by Cushman & Wakefield's Dean and Mark Collins.

SkyWalker Property Partners sold a five-story building at 1401 S Ervay St in Dallas to Flint Hills Development Group. SkyWalker Property Partners' Clint Holland and Gary Walker repped the seller. Venture Commercial's Christopher Gibbons repped the buyer.

KUDOS

Lee & Associates hosted a breast cancer awareness event at the annual Pink in the Rink night with the Lone Star Brahmas hockey team, which dedicated proceeds to breast cancer awareness. The team sported limited edition pink jerseys and hockey socks. The jerseys were auctioned off with part of the proceeds benefiting Susan G. Komen for the Cure of Fort Worth.

CCIM's 20th anniversary sporting clays tournament featured 26 teams to raise money for CCIM course scholarships and continuing education programs in North Texas. CRK Construction's team of John Kappus, Sanders Thompson, Jeff White, Ladd Webber and Jack Minter took first place with D'Argent's David Alexander finishing high overall for the men. Second place went to D'Argent's team of David, Mark Alexander, Randy Bell, David L. Alexander and Justin Giallonardo. The high overall ladies winner was Transwestern's Natalie Snyder.

The BOMA Dallas Foundation hosted its biannual Adopt-A-Block event, with more than 40 volunteers helping beautify a home in south Dallas. Twice a year the Community Service Committee, along with BOMA Dallas volunteers, work together to help the community by refinishing homes. Participants scraped and painted the house, replaced rotten siding and fixed the porch flooring. Volunteers Billy Conn and Michael Wright organized the event. 

LEASES

Roma USA leased 14k SF of showroom space at 4501 Alpha in Farmers Branch. Capstone Commercial's Larry Robbins negotiated the lease.

Texas Family Fitness signed a 45k SF lease at 910 W Parker Blvd in Plano. NAI Robert Lynn's Dan Avnery repped the tenant.

Colliers International's Daniel Rudd and Billy Vahrenkamp repped the tenants in two deals including the 17k SF lease for Office of the Standing Chapter 13 Trustee at 7001 Boulevard 26 in North Richland Hills from 7001 Partners. Centra Partners' Jeff Day repped the landlord. Billy and Daniel also repped the Apartment Association of Greater Dallas in a 10k SF lease at 5728 LBJ Freeway in Dallas from MOC 5728. Sunwest Real Estate Group's Tabitha Layne and Marc Grossfield repped the landlord.

Crown Imaging signed an 11k SF lease at 7515 Greenville Ave in Dallas from 7515 Greenville Properties. Transwestern's Nora Hogan repped the tenant. Colliers International's Chris Lipscomb repped the landlord.

American Beacon Advisors leased 32k SF at 220 E Las Colinas Blvd in Irving. Cassidy Turley's Chris Taylor and Rodney Helm repped the landlord, Parmenter Realty Partners.

EXECUTIVE PEOPLE

Jason Hall was elected CFO of Behringer Harvard Opportunity REIT II. He will continue to serve as SVP and chief accounting officer. With his election, Jason became the company's principal financial officer. He began with the company in January 2005 as an SEC reporting manager.

Elizabeth Nabholtz Allen joined UCR Dallas as VP. Prior, Elizabeth was the director of leasing for RioCan Real Estate Investment Trust for Texas, where she directed leasing for more than 5M SF.
