Kennestone WellStar hospital is making more room for outpatients in Marietta.
Kennestone WellStar Meadows Ohly Marietta Outpatient Pavilion
This morning, we snapped the rising outpatient pavilion, a 130K SF MOB connected to the Kennestone Women's Center. Meadows & Ohly's Joe Young (his firm's developing the $35M project) tells us the building's already 90% leased, with 65% going to Kennestone hospital itself, including offices for affiliated physicians (though Kennestone doesn't own the facility). Meadows & Ohly is the general partner, and physician tenants, along with other Kennestone physicians, are the limited partners. Kennestone's outpatient surgery center will move from the hospital to the fourth floor of the new building once completed by the end of this year. Joe says the reason has to do with patient processing: When outpatient is kept separate from the regular hospital environment, patients are processed through faster, allowing for more patients to be treated.

Healthcare Trust of America has purchased a long-term acute care hospital in Augusta. The REIT acquired the 80-bed, 72K SF hospital (pictured above), located next to the Medical College of Georgia, as part of a larger portfolio of hospitals all operated by Select Medical Corp well worth more than $102M. CB Richard Ellis' Lee Asher and Chad Bodnar brokered the 217K SF portfolio sale for the seller, Inland America Real Estate Trust.

Association Foreign Real Estate Investors AFIRE James Fetgatter survey 2011
America is going to be the top destination for foreign real estate investors. That's the finding of this year's Association of Foreign Investors in Real Estate (AFIRE) survey. More than 60% of respondants say the US will provide the best opportunities for real estate in the coming year—the highest percentage to say so since the survey began in 1990. But when it comes to where in the US, DC and NYC are the best bets. Atlanta ranked toward the bottom, with fewer than 5% saying our fair city provided the best investment opportunity for foreign investors. Danny Granot, with Joel & Granot, managed to have a White Christmas. He and his family were among the thousands stranded in New York during the blizzard over the holidays. The Granot family did manage to finally get to the Sunshine State last Wednesday.
