Cushman & Wakefield's Andy Ghertner's deal flow just got a capital injection.

Andy (seen at a recent awards ceremony) just helped GE Capital renew more than 200k SF for five years at 300 Windward Plaza. Cushman & Wakefield's Carla Williams also assisted with the tenant, while CRE industry veteran Bob Stoner represented the landlord. GE Capital's office is one of the buildings that Parkway Properties bought the rights to lease and manage from Eola Capital.

That prime corner of Midtown is back on the market. Bull Realty's Daniel Latshaw tells us that the contract to buy a 2.5-acre parcel at the corner of Ponce de Leon and North Ave (attached to the St. Paul Presbyterian church) has fallen through and the site is coming back to market. Daniel declined to comment on potential buyers, nor about what happened to the previous potential buyer. “As you know most distressed real estate is distressed for a reason," says Daniel. "Folks have been fired up, however, about this.” (The Jeep Wrangler will not be included in the sale.)

We know you know this guy. That's The Sember Co's Jeff Fuqua (next to a painting of what looks like a dream we had), and sources tell us he may be one of the bidders this time around. The prolific retail developer did pursue the property the first time but did not enter final negotiations, sources say. A Sember acquisition would makes sense; the company made a reputation for developing innovative Intown projects (including Atlanta's first two-story Target in Buckhead). And Sembler has been pursuing sites around metro Atlanta for future development (it even made a go at Alpharetta's Prospect Park that ultimately went to North American Properties). As we were first to report, the site's lender, United Bank of Zebulon, is forcing a short sale from the owner, an attorney in Montgomery.

The guys at Newburger-Andes have something to cheer about. Remember when we first reported that the company acquired 800 Great Southwest Pkwy, a 62k SF multitenant industrial building on Fulton Industrial? At the time, it was nearly empty. We just heard from David Andes that his firm just filled the building—less than four months since its acquisition. New tenants include a 12,500 SF lease with Silvasons Machine, Atlantic Unlimited Cars (which we hope has our 2012 Audi R8 ready for pickup) and Saga Clothing.

Yesterday, we spoke with Jones Lang LaSalle's Clint Howell who told us it didn't cost a lot for JP Morgan to achieve LEED Gold on two of its Alpharetta office buildings. The Falls (seen here) and Lakeview II in Sanctuary Park have been awarded LEED Gold for existing buildings, the first office buildings in North Fulton to do so and one of the few suburban offices. And all in, JP Morgan spent less than $100k to get there, Clint tells us. “It wasn't a big dollar amount to put us over the hump.” Improvements made include using a storm-water fed lake for irrigation, comprehensive recycling program, low-flow hands-free faucets that reduce water consumption by 10%, and using green cleaning products. The Falls is home to Microsoft and Hartford Insurance while Lakeview II tallies McKesson and Nielson TV ratings company among its tenants.

Oops! We need to make a couple of corrections. RGRE's new leasing assignment in Peachtree Corners is actually called Veridian. And the landlord reps for that MedTech HQ deal at Overlook II is PM Realty Group's Dean Giordano and Parkway Properties' Chris Breeden and Bill Hollett. Please note, the second mistake was just made to keep the first one company.
