Like all of us, Ty's been shopping. Except, he's shopping for shopping centers. Yesterday, we took a long lunch break at the Tavern at Phipps with Ty, who's now formed Atlas Retail Capital with Steve Gregory, former president of developer Hopkins Commercial in Dallas. So far, Atlas is assisting an unnamed pension fund invest $250M in retail properties. To date, the group has purchased an east coast grocery-anchored shopping center and two Target power centers in Texas, and have several other deals in their pipeline. Ty says Atlas is seeking to buy core retail assets and value-add properties where fundamentals are strong. There just hasn't been a lot to look at on the market. But Ty says Atlas is seeing traction with off-market transactions like note purchases. “There's a ton of deals out there that are in stall mode,” he says.

Speaking of the Tavern at Phipps, we ran into quite a few of your industry peers there enjoying the first full day of work since Snowmaggedon 2011. Here we spied First Century Energy's Stan Allen and George Mori with Grubb & Ellis' Greg O'Brien just finishing lunch. First Century engages in renewable energy projects, including a recent solar panel project with Rooker Co. Stan tells us the trio was just now catching up with each other since meeting at our recent Bisnow summit.

Jones Lang LaSalle's Rob Metcalf and Brannan Moss (pictured in their Buckhead offices) have brokered more than 400K SF in office deals in the past few weeks, including Towers Watson's lease at One Alliance Center and Reznick Group at Two Alliance Center.

We drove by and snapped a pic of the King & Queen where Rob and Brannan's most recent deal took place. The two just helped Samsung lease 16K SF at Concourse Corporate Center VI, popularly known as the "Queen" building. Cousins Properties' David Shope repped the landlord.

THREE PLAYERS FOR THE GULCH

As we first reported, Hines Interests is indeed pursuing the Gulch project (map above) with the Georgia Department of Transportation. And the firm is partnering with famed downtown developer HJ Russell and The Dawson Co as well. They're not the only ones with their hats in the ring either. A partnership with Cousins Properties, The Integral Group, and FC Asset Services has submitted for consideration, as did a partnership of Atlantic Station developer Jacoby Development with the John Buck Co and Terminus Development Partners. Of the three parties, Cousins has history with the Gulch property, having previously attempted to buy and develop the land for Norfolk Southern in 2003.
