Here’s a look at the signage everyone’s trying to snag, snapped this morning at one of its current facilities in Herndon. Crystal City is also on the hunt, speaking out about the benefits of ample parking, lower rents, and of course proximity to the airport and Pentagon. Not to be outdone, MD state officials have confirmed that Gov. Martin O’Malley jumped in with his formal pitch on Friday. Oh, to be loved!

The retail market suffered along with the rest in ’09, but increased consumer spending could help street-level retail space rebound and add momentum to the emerging trend of net lease investment condos. Calkain dominates as the brokerage firm for urban net lease investments in Logan Circle—achieving the highest sale price PSF in the District. Calkain was recently hired to sell retail units at The Metropole and The Matrix luxury condos, above.

Calkain’s EVP Rick Fernandez, CEO Jon Hipp, and Associate Andrew Fallon pretending to be hard at work; actually, they have almost $15M of urban net lease assets for sale and an additional $12M coming to the market in the next 30 days, so they better be. They say investors like the hands-off approach of tenants agreeing to sign long leases, pay all operating expenses, and self-manage property, including in downtown locations where investors can purchase assets without having to buy an entire building.

JBG’s Chase Tower property mgmt team ranked nationally for excellence in customer service for the second year running at 4445 Willard Ave in Chevy Chase: JBG’s Laurie Flenner, Tom O’Neil, and Jessica Moore. The 227k SF office building, which also features 19k SF of retail, has been 100% leased since the first tenants arrived in 2001 and now houses Capital Source and the Ritz Carlton’s world HQ.
