BIG DEALS
Starwood Hotels & Resorts Worldwide is relocating its HQ to 250k SF at 333 Ludlow St. in Stamford, Conn. Newmark Knight Frank’s Neal Golden, Ross Perlman, and John Goodkind repped the tenant, which was led in-house by Kenneth Siegel, Michael Schiff, Seth Ruzi, and Robin Zeidel. The space will be LEED certified by occupancy. Governor Jodi Rell and the Dept of Economic and Community Development put together an incentives package with a $9.5M loan and up to $75M in tax credits, plus $5M in sales tax exemptions on building materials subject to approval by the Connecticut Development Authority.

Bethpage, Long Island’s 1044 Stewart Ave. saw two renewals totaling more than 200k SF: Briarcliffe College’s 117k-SF renewal; and Northrop Grumman’s engineering and deployment division, which renewed 94k SF. CB Richard Ellis’ Philip Heilpern represented both tenants, while Sholom & Zuckerbrot Realty represented the owners, Tilles & Zuckerbrot.

 

Lease Transactions

Johnson & Johnson Health Care Systems signed a long-term, 51.5k-SF lease at One Centennial Plaza in Piscataway, NJ. The tenant was represented by Colliers Houston & Co., while Dan Ackerman represented owner Lincoln Equities Group in-house.

Mother New York leased the entire 36.2k-SF building at 595 Eleventh Ave. for its new US HQ at a term of 10 years. Cushman & Wakefield’s Alex Chudnoff and Haley Klein represented the tenant, while C&W’s Mark Lauzon and Josh Goldman represented owner Erez Itzhaki.

Christmas Tree Shops inked a lease for 28.8k SF at Somerset Shopping Center in Bridgewater, NJ. The retailer occupies a space left behind by Linens ‘N Things, bringing the center to 100% occupancy, upon its 2Q10 move-in. Levin Management’s Ethan Goldsmith arranged the deal.

Deer Stags inked a 15-year, 16.5k-SF HQ lease at 902 Broadway. It plans to occupy the space in early ’10. Newmark Knight Frank’s Paul Ippolito repped the tenant, while FirstService Williams’ Perry Mesmer, Marty Meyer and Seth Hecht represented the owner.

Ideal Properties Group exclusively brokered four outer-borough leases totaling 11.1k SF: Aesthetic Movement’s five-year, 7.3k-SF lease at 9 35th Ave in  Long Island City (broker: Maria Sartori-Spencer); Sandbox’s five-year, 2.7k-SF lease at 258 Grand St in Williamsburg (broker: Sartori-Spencer); Ajami Organics’ five-year, 600-SF lease at 435 7th Ave in Park Slope (broker: Justin Dower); and D.S.+Durga’s one-year, 520-SF lease at 75 10th St in Gowanus (broker: Aleksandra Scepanovic).

Hackensack University Medical Center signed a 5.2k-SF relocation to 375 Murray Hill Pkwy. in East Rutherford, NJ. NAI James E. Hanson’s Steven Leitner and Michael Walters represented the tenant, while landlord Christopher Branca was represented in-house by Derrick Leikness.

Lizarran Tapas Restaurant signed a 12-year, 4.3k-SF lease at 45 Mercer St. for its first NY location. It plans to occupy the space in early ’10. Bond New York’s Joseph Robinson represented the tenant, while The Lansco Corp.’s  Yair Staav, Christine Emery, and Peter Weisman represented the owner.

Sinel & Associates inked a seven-year, 3.8k-SF renewal at 370 Seventh Ave. The Kaufman Org.’s Michael Kaufman and Loren Biller represented the tenant, while The Feil Organization’s Randall Briskin represented the owner.

Express Stores signed a 3k-SF deal at 578 Route 22 East in North Plainfield, NJ. Jack Kahn Realty Services’ Jack Kahn represented the tenant, while Levin Management’s Jason Frantzman represented the owner.

Courage Clothing Co. signed a five-year, 1.3k-SF lease at 1407 Broadway. The Kaufman Org.’s Sommer Scafidi and Grant Greenspan repped both the tenant and landlord. Although the terms were not disclosed, asking rent was $42 PSF.

Exec Moves

Tom Graf joined Mill Pond Capital as a partner, where he will continue to arrange mortgage financing for his real estate customers.
