Senior housing was hit hard by the U.S. housing crisis and economic pressures continue to plague the sector. New product begun in 2007 and 2008 is now being delivered into a marketplace where occupancies are already falling. Over the next 12 months, however, as the supply/demand stabilizes, experts say the sector will make a fast recovery given favorable demographics and pent-up demand. In fact, many argue that senior housing is and will be for the foreseeable future the fastest growing commercial real estate sector, as the population ages and demand continues to rise exponentially.
