RIVERGATE EXPANSION

 
Charlotte-based Childress Klein Properties has filed a rezoning seeking to expand its 545k SF RiverGate mixed-use development near Lake Wylie by about 155k SF. (So anyone thinkin' about playing bocce on the outskirts of that zone... not so fast.)
 
Childress Klein Properties has filed a rezoning seeking to expand by about 155k SF its 545k SF RiverGate mixed-use development near Lake Wylie.
CK is seeking a zoning change from multifamily to commercial center for a 22-acre parcel adjoining the existing center, CK’s Chris Thomas tells us. RiverGate is anchored by retail behemoths such as SuperTarget and Home Depot, as well as numerous restaurants and specialty stores. A public hearing on the request is scheduled for Dec. 12.

OFFICE LEASING DOWN BY HALF
 
Charlotte Q3 office trends were lackluster at best, according to the latest stats from Cushman & Wakefield | Thalhimer. As overall vacancy inched up ever so slightly, asking rents slipped and overall leasing was down by almost 50% from Q3 '10, CW|T’s Brad McGetrick tells us. Still, there were some high notes. Several significant buildings were completed in Q3, including a 171k SF office for the FBI near Charlotte-Douglas International Airport (so stand up straight, you never know who's watching) and a 50k SF building for Piedmont Behavior Healthcare.
 
Cushman & Wakefield | Thalhimer’s Warren Snowdon
Here's a recent lease for you. Engineering firm ECS Carolinas moved its Charlotte office to almost 13k SF of office/warehouse space at 1812 Center Park Drive, CW|T’s Warren Snowdon tells us. With 40 employees in Charlotte and more than 300 in 14 offices throughout the Southeast, ECS provides such services as geotechnical engineering, environmental consulting, construction materials testing, and inspection and facilities engineering. Warren repped ECS, while CBRE’s Hunter Barron repped landlord CIP Real Estate.

FOWLER BUILDING FOR SALE
 
Argos Real Estate Advisors, which recently handled the sale of the iconic 11K SF Center City Building for $2.65M, is now listing the historic Fowler Building in South End for $2.7M. The South End area, cut down the middle by the Lynx Blue Line, has remained a strong Charlotte submarket, despite the otherwise persistent economic downtown, Argos’ Greg Pappanastos tells us. (Bonus: The 18K SF Fowler building sits within a few steps of the light rail line.) Between 5k SF and 12k SF is now available, making it an excellent opportunity for an owner-occupant, he says.

$6M MAKEOVER FOR QUAIL CORNERS
 

Crosland giving Quail Corners $6M makeover

Crosland Southeast has kicked off a much-anticipated, $6M redevelopment of Quail Corners, a 113k SF neighborhood retail center in south Charlotte. The improvements are intended to ease pedestrian and vehicular circulation within the Harris Teeter-anchored center, Crosland’s Peter Pappas tells us. Other building and structural renovations also are planned, he adds, including an expansion of the Harris Teeter vestibule and a refacing of all the storefront exteriors. The project should be completed by fall '12.
